Floor joint sealing in Embo: local notes
Across Highland, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. The joint at the skirting or threshold has to allow for that. Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles.
Letting a property close to Golspie station? Then open skirting and floor joints collect dirt and water, so seal them while the property is empty.

Signs you need floor joint sealing in Embo
Caulk is the usual filler for skirting. In a joint that moves or gets wet, it splits so the gap reappears.
Most people get in touch when they notice something like this:
- Gaps opening between the floor and skirting
- Threshold joints that have opened or worn
- Dirt and water collecting in open floor joints
- Chipped and open joints in warehouse floors
Schools such as Dornoch Academy are buildings too, and floor and threshold joints in busy corridors wear quickly and are best resealed early.

Embo: your questions answered
Do you work for landlords with property near Golspie station?
Yes. We work for landlords and agents as well as householders. You can send an email to info@mrmastic.co.uk with the details for a clear quote.
Can you do floor joint sealing in Embo?
Yes, Embo is within the area we cover. We work across all of Scotland. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing, and we will give you a clear quote.
Can I do it myself?
Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. If it does not work out, we can redo it.
What should I tell you?
Let us know what needs doing and where, plus pictures if you have them. If we need more, we’ll ask.
Can you match the sealant colour?
Yes. Sealants come in white, clear, grey and other colours, and we will agree it with you first.
How much does floor joint sealing cost in Embo?
The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote and we’ll talk you through it.
Do you take out the old sealant first?
Yes, every time. New silicone doesn’t stick to old silicone, so any old material comes out before anything new goes in.
Do you use a paintable sealant?
Where you plan to paint, we do. Silicone does not take paint so mention it when you get a quote.
The process
When we arrive, we start by going over the job with you, so there are no surprises. We protect the surfaces around the joints before work begins. The work usually takes a few hours for most rooms, longer for large commercial floors. For a place like Embo, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- First we check the joint and the floor and agree which sealant suits it.
- Whatever is in the joint now, whether caulk, grout or sealant, comes out.
- We clean and vacuum the joint and fit backing where the depth needs setting.
- A flexible sealant, or a floor-joint sealant for concrete, is applied in a colour to suit.
- We tool the joint neatly and tell you when it can be walked on and cleaned.

Aftercare tips
No joint lasts for ever, but care makes a real difference. Our tips:
- Act on grout cracks that run in a straight line
- Keep heavy wheels off new concrete joints until cured
- Sweep along the edges of the floor
- Do not fill floor joints with caulk where they move or get wet
Keep heavy furniture from dragging across the joints. Dragging can tear the bead before it has fully cured.
A gap under the skirting collects dust and lets draughts through. Sealing it keeps the room tidier and the edges sound.
