Littleferry Floor Joint Sealing
Sealing skirting-to-floor joints, tiled floor movement joints and concrete floor joints for homeowners, landlords and businesses in Littleferry. ARBOMaster approved applicators, fully insured, with a one-year guarantee.
- Grout used at the floor edge instead of sealant
- Threshold joints that have opened or worn
- Skirting that has pulled away from the floor
Floor joint sealing in Littleferry
In commercial and industrial units, concrete floor joints take a hammering from wheels and traffic. Each is resealed with a floor-joint product suited to what runs over it. If you are dealing with open joints around bathroom floor edges and perimeter joints in tiled floors filled with grout, we can help, whatever the surface.
Timber frame is common in newer Scottish homes, and it settles over the first years, which shows as gaps at skirtings and floor joints. Older stone-built homes, meanwhile, often have timber floors that move with the seasons.
We stand behind the work with a one-year guarantee.

Floor joint sealing around Littleferry
Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles. Floors around Highland run from suspended timber in older homes to concrete in newer houses and units, and each moves in its own way. The joint at the skirting or threshold has to allow for that.
Around Littleferry, as everywhere, floor joint sealing is only as good as the preparation behind it.
Littleferry is about 25 miles north of Nairn, in Highland. Littleferry gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a one-year guarantee. Our Highland coverage runs to 253 places, Littleferry among them.
We cover every part of KW10 for floor joint sealing and the streets around it. Common problems we fix in Littleferry
Decorators’ caulk is often used along skirting because it’s cheap and paintable. In a joint that moves or gets wet, it splits.
It’s worth asking for a quote if you see:
- Threshold joints that have opened or worn
- Rigid edge joints in tiled floors
- Caulk that has cracked where the floor moves
- Tiled floors with no room to move
Rented homes near Golspie station change hands often, and open skirting and floor joints collect dirt and water, so seal them while the property is empty.

Littleferry questions
Can you do floor joint sealing in Littleferry?
Yes, Littleferry is within the area we cover. Our work covers the whole of Scotland. Just drop us a line at info@mrmastic.co.uk with a few details of the job, and we’ll give you a clear quote.
Is Littleferry within the area you cover?
Yes, smaller places are covered as well as towns. Our work covers the whole of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Can you do several jobs on one visit?
Yes. Tell us about everything you’d like done.
Where is Mr Mastic based?
Our base is Crawley, with over 20 years’ experience. We work across South East England, London and Scotland.
Can you seal where the floor meets the bath panel?
Yes. Wet-area floor joints are sealed with a flexible, water-resistant silicone so water cannot get into the gap.
How soon can the floor be mopped?
That varies with the sealant and the room. Before we leave, we tell you when it can be walked on, mopped and driven over so you can plan.
Can I do it myself?
You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. If it does not work out, we can redo it.
Can grout be replaced with sealant on a tiled floor?
Often, yes, where it suits the floor. The grout is raked out and replaced with a flexible sealant in a colour to suit, giving the floor room to move.
The process
All our tools and materials come with us in the van. After a quick look at the joints together, the area is protected and the work begins. It normally takes a morning or an afternoon for most homes. Around Littleferry, distance and access matter more than parking. Tell us how to find the property and how to reach the work.
- We clear the edges of the floor so the joints are easy to reach.
- Old material is removed from the joint.
- Edges are cleaned and dried.
- A flexible sealant suited to the floor is applied and smooth it.
- Finally, we check the work and talk you through aftercare.
Before we arrive
- Let us know about earlier repairs to the joints
- Where the joints are inside, avoid wetting them before we arrive
- Keep pets and children clear of the area while we work

Advice
Can I do it myself?
If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
When it isn’t the sealant
Before booking, it’s worth knowing the limits:
- Loose, hollow or cracked tiles, which need a tiler
- Subfloor problems that need a flooring contractor
- Damaged concrete that needs breaking out and repairing
If you’re not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer before booking.

Why it’s worth doing now in Littleferry
Floor joints left open collect dirt that is hard to clean out. Sealed joints are easier to keep clean and look tidier. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. You will know the price before we begin.
Why Littleferry clients choose us
- Any old sealant cut out fully, not covered over
- Sealant colour chosen to suit

What affects the quote in Littleferry
There’s no set price list. The quote depends on:
- When we can work, for business premises
- How many areas need sealing
- The number and length of the joints
- Whether the work is at height
Doing several joints on one visit normally makes better use of the time than several visits. We’ll give you a clear price for the lot.
What we need to know
When you contact us, it’s useful to know:
- What’s wrong with the joints now
- The rough size of the job
- Pictures of the joints, sent by email
- Any access issues, like height or stairs
Call for a quick quote, or send an email if you’d rather. Describe what needs sealing and we’ll talk you through the work before giving you a price.
What else we do in Littleferry
Different surfaces, different methods
Commercial floors
Commercial floors take more traffic than most homes. The sealant is chosen for the traffic the floor takes.
Thresholds
A threshold is where floors and frames meet. We seal them with a flexible sealant that suits both sides.
