Floor joint sealing in Brora, done properly
Across Brora, we seal floor and skirting joints in homes and businesses. Each job starts with looking at the floor and the gap, since that decides which sealant suits. If you have gaps opening between the floor and skirting and rigid edge joints in tiled floors, we can put it right.
Timber frame is common in newer Scottish homes, and it settles over the first years, which shows as gaps at skirtings and floor joints. Older stone-built homes, meanwhile, often have timber floors that move with the seasons.
A one-year guarantee comes as standard.

Questions from Brora
Will you come out to Brora?
Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
Do you work for landlords with property near Brora station?
Yes. We work for landlords and agents as well as householders, and several properties can go on one quote. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear quote.
Will I be able to paint over the new joint?
If you tell us beforehand, yes. Joints that will be painted get a paintable product.
How long before the joint can take traffic?
We give you a cure time for each joint. Light use comes first, cleaning and heavy traffic later in most cases.
Why not just use caulk?
Caulk cannot cope with movement or water. Floor edges move through the year, so a flexible sealant suits them better.
Can grout be replaced with sealant on a tiled floor?
Often, yes, where it suits the floor. The grout is raked out and replaced with a flexible sealant in a colour to suit so the floor can move.
What do you need from me for a quote?
Only a few details: where it is, what you’ve noticed and how we reach it. After that, simply email us at info@mrmastic.co.uk.
Can you seal where the floor meets the bath panel?
Yes. Floor edges in bathrooms and kitchens get wet at every clean, so we seal them with silicone suited to wet areas.
How the job changes by surface
Wet room and bathroom floors
Mop water gets into any open joint at the edge of a bathroom floor. A neat silicone joint keeps it out.
Commercial floors
Floor joint work in businesses can be planned around your hours. Out-of-hours working can be arranged if the floor is busy.
Landlord and commercial work in Brora
Whether it’s one flat or a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.
Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. We can quote for more than one property at once.
What we cannot put right
A few problems are outside what sealant work can do:
- Concrete repairs beyond the joint
- Movement too big for a sealant joint
- Leaks from a failed tanking system
Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before you book.
What we seal
- Concrete floor joints
- Tiled floors
- Skirting boards
- Commercial floors
- Thresholds
- Wet room & bathroom floors
Leave it or put it right?
An open concrete floor joint gets wider every time something heavy crosses it. A sealed joint supports the edges before they need a bigger repair. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
What it costs depends on how much there is to do, how much old material has to come out and access to the work. We give a clear quote before any work starts.
Why choose Mr Mastic in Brora
- Anti-fungal silicone where joints get wet
- Approved under the ARBOMaster scheme
- Any old sealant cut out fully, not covered over
- Homes, businesses and hotels
How to look after the new joints
A little care helps the new joints last. We recommend:
- Cone off fresh joints until they’re ready
- Look at floor joints each spring
- Have a cracking tiled floor checked before tiles break
- Lift furniture rather than dragging it across joints
Keep off the joint for the time we give you. Feet are usually fine before mopping or wheeled traffic, and we’ll tell you both.
Cracks along tile grout lines come back unless the movement is dealt with. A flexible joint added early helps protect the tiles themselves.
DIY sealant or a professional job?
If you’ve already had a go yourself, that is fine. We remove it and do the joint properly.
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
What happens on the day
Once we’re on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. Most jobs then take a few hours, depending on the length of joint. Somewhere like Brora may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- First we check the joint and the floor and agree which sealant suits it.
- We take out any old caulk, sealant or grout along the line.
- The joint is vacuumed clean, with backing fitted wherever depth matters.
- We apply a flexible sealant, or a floor-joint product on concrete, in a suitable colour.
- The joint is tooled to a neat finish and we tell you when it can take feet and a mop.
Getting ready for the visit
- Tell us about access, such as stairs, a lift or high-level joints
- For indoor joints, keep the area dry beforehand if you can
- For business premises, tell us about site rules or sign-in
