FAQs for Clynelish
Do you cover Clynelish for floor joint sealing?
Yes, Clynelish is within the area we cover. Our work covers the whole of Scotland. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing, and we’ll give you a clear quote.
Is Clynelish within the area you cover?
Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Why not just use caulk?
Caulk works on still, dry joints, but it splits where the joint moves or gets wet. We use a flexible sealant for most skirting and floor joints.
Is there any odour?
Sometimes, a little. Any smell clears as the sealant cures, and ventilation helps.
Can you seal where the floor meets the bath panel?
Yes. The old joint comes out and a flexible silicone replaces it, colour-matched where it shows.
How soon can the floor be mopped?
We’ll tell you before we leave. That depends on the product, and light foot traffic is generally fine before wet cleaning or wheels.
Can you reseal concrete floor joints in an industrial unit?
Yes. We reseal concrete floor joints in commercial and industrial units. We’ll talk through the traffic and choose a sealant suited to it.
How long does the job take?
Most jobs take a few hours, depending on the length of joint. We will confirm how long when we quote.
How we handle floor joint sealing in Clynelish
In kitchens and bathrooms, the joint where the floor meets a bath panel, plinth or skirting takes mop water every day. We seal them with a flexible, water-resistant sealant. Common call-outs are for grout cracking in a straight line across a floor and concrete floor joints that have broken down, across skirting boards, thresholds and concrete floor joints.
Work in a place like Clynelish is planned ahead, journey included. Outdoor plot mastic needs dry weather, but indoor floor and skirting joints can be sealed whatever the forecast.
You’re covered for a year from the day we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

Can I do it myself?
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Thresholds
Where a tiled floor meets timber or carpet, the joint takes movement from both sides. We bridge them with a flexible bead.
Tiled floors
Perimeter joints in tiled floors should be sealant, not grout. We rake out any grout there and reseal.
Keeping the joints in good condition
After the cure time, these simple habits help:
- Check the sealant is paintable before decorating
- Do not slide heavy items over sealed joints
- Look at floor joints each spring
- Get cracks along tile grout lines looked at early
Check the joints after the first winter. If anything has opened, it’s easy to reseal early on.
A tiled floor that cracks along a line will keep cracking until it can move. A flexible joint added early helps protect the tiles themselves.
What affects the cost of floor joint sealing
We don’t publish a price list, because jobs vary so much. The quote depends on:
- The amount of work
- How many areas need sealing
- Any mould that needs treating
- Whether old sealant or filler has to be cut out
There are no prices on our website, because each job is priced on what it involves. For a quick quote, please send an email to info@mrmastic.co.uk and we will talk you through it.
Helping us quote
The more you tell us, the more accurate the quote. When you ask for a quote, tell us:
- The problem you’ve noticed
- If it’s domestic, commercial or a hotel
- How we’d reach the joints
- A few pictures by email, if you can
We do not publish a price list. Instead, your job gets its own clear quote. To get started, email us at info@mrmastic.co.uk.
When something else is needed
We will always be straight with you, so here’s what sealant cannot fix:
- Bouncy or failing floorboards
- Damaged concrete that needs breaking out and repairing
- Tiles that have lifted or broken
Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.

The process
Most of a good job is in the preparation, and we do not rush it. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours, depending on the length of joint. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- First, the floor type, the gap and the traffic are checked.
- Any old caulk, grout or sealant is raked or cut out.
- We vacuum out the joint and add backing where the depth needs setting.
- We apply the sealant in a colour that suits the floor.
- We tool it neatly and tell you when it can be walked on and cleaned.
How to prepare
- Mention if the joints have been sealed before
- Where the joints are inside, avoid wetting them before we arrive
- Let us know about stairs, lifts or work at height

Advice
Floor joint sealing in Clynelish: local notes
Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles. Across Highland, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and they don’t all move the same way. That’s why the skirting and threshold joints need a flexible seal.

A new floor or screed shrinks and settles as it dries. Gaps at the edges appear in the first year or so, and rigid fillers crack.
The most common problems we see are:
- Gaps opening between the floor and skirting
- Open joints around bathroom floor edges
- Dirt and water collecting in open floor joints
- Tiled floors with no room to move
Letting a property close to Brora station? Then gaps at skirtings and thresholds are worth sealing between tenancies.
