Bathroom resealing in KW9: how it works

Kitchens need the same care as bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback get wet every single day, and water behind a laminate worktop can make it swell. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. We work on wet rooms, basins & vanity units and sinks & splashbacks, and the jobs we see most are smears of silicone across the tiles and failed sealant on the screen profile.

We keep the work tidy and contained to the joints we are treating, so you can carry on as normal. The job generally takes a couple of hours for a single bath or shower, and we explain the cure time before we leave.

  1. We protect the area and cut out all of the old sealant, including the film left on the tiles.
  2. The joint is cleaned, degreased and treated for mould.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. We tidy up and give you the cure time, generally around 24 hours.

How to get a quote

A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and email pictures if that is easy.

Around Brora

Brora has its own railway station: Brora station. Other landmarks nearby include Lawson Memorial Hospital (5.6 miles south-west) and Dunrobin Castle (3.9 miles south-west). Open spaces near Brora include Loch an Tubairnaich.

Where we work in KW9

Across KW9, from Brora, Clynelish and Dalchalm outwards, we see bathrooms and kitchens of every age. Sealant and grout wear out in all of them, whether it’s a family bathroom, a rented flat or a hotel en suite.

Scotland has its own building regulations, and homes here bring their own details: sash and case windows, harled walls and, in the towns and cities, tenement flats. We work across Scotland, including KW9. Parts of KW9 are on or near the coast, where wind-driven rain and, closer to the shore, salt air are hard on outside sealant. Walls facing the sea are generally the first to need attention.

Brora: If you let a flat or house near Brora station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. Around Brora, as everywhere, bathroom resealing is only as good as the preparation behind it.

When something else is needed

Honest advice matters more to us than a booking, so here’s what new sealant will not do:

  • Cracked or missing grout between tiles (that is regrouting)
  • Tiles that have come away from the wall
  • Cracks in the tray itself rather than the joint

Leave it or put it right?

Tired sealant is not a reason to replace a bath or shower. A new bead often brings the whole room back, provided the bath, tray and tiles are in good order. If something else is wrong, we will tell you.

Questions to ask before you book

  • Are they insured?
  • What preparation is included
  • Which colour the sealant will be
  • Whether VAT is included

What we are called out for in KW9

Silicone doesn’t last for ever. Every shower, every splash and every wipe with a cleaner take their toll over the years, and how long it lasts comes down to use, cleaning and ventilation.

The problems people generally mention when they call are:

  • Gaps between the worktop and the wall
  • Black spots spreading through the bead
  • A joint torn by a bath that flexes
  • Leaking joints on a shower screen

What affects the quote in KW9

For a quick quote, just ask. The main things that affect it are:

  • Whether there’s mould to deal with
  • How many areas need sealing
  • The old material and how stubborn it is
  • The amount of work

What you pay reflects the work, not guesswork. That’s why we ask about the job first and agree the price before starting.

What we need to know

To help us quote quickly, let us know:

  • The rough size of the job
  • A few pictures by email, if you can
  • The problem you’ve noticed
  • Access, such as stairs, a lift or height

We quote each job on its own. Just drop us a line at info@mrmastic.co.uk with the details, and pictures are welcome.

Surface by surface

Baths

Acrylic baths flex the most, while steel and cast iron baths move less but still settle when full. Filling the bath first allows for that movement.

Sinks & splashbacks

Splashbacks in glass, tile or acrylic meet the worktop in a long joint. It’s resealed in white, clear or a colour to suit.

Do you have insurance?

Yes. Full insurance covers our work, and we can confirm the details when we quote.

How long does it take to reseal a bath or shower?

It takes around two hours for one bath or shower, longer for a whole bathroom. We’ll confirm how long your job needs when we quote.

I rent my home. Can I book you?

Of course. Ask your landlord first, and we can send them the quote if that helps.
