Bathroom & kitchen resealing in Dalchalm, Highland
Bath, shower, basin, wet room, worktop and sink resealing for householders, landlords and businesses in Dalchalm. Fully insured, ARBOMaster approved and guaranteed for a year.
- Two layers of silicone, both failing
- Sealant that has split, shrunk or peeled away
- Lumpy, uneven sealant from a DIY attempt
Why deal with it now?
A failed joint gets more costly to put right the longer it’s left. Water that gets behind a bath soaks into the floor, the panel and sometimes the ceiling below, turning a small job into a building repair. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
The cost reflects the work involved, not a rough estimate. That is why we ask a few questions first and give you a clear quote before we start.

Bathroom resealing for homes and businesses in Dalchalm
Sealant is the soft line between a bath, shower or worktop and the wall. When it splits, shrinks or turns black, water gets behind it. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. If you’re dealing with failed sealant on the screen profile and smears of silicone across the tiles, we can put it right, whatever the surface.
Being further from a city doesn’t change the work: old material out, joints cleaned and dried, and a fresh, even finish. The journey and access are simply planned in advance.

When it isn’t the sealant
Sealant isn’t the answer to every problem, and we’d rather say so up front. It won’t solve:
- Leaks from a shower valve, waste or pipework (a plumber’s job)
- Damage behind the tiles that needs a tiler
- A bath or tray that moves because it is not properly supported
Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly.
Surfaces we seal
- Shower trays & enclosures
- Sinks & splashbacks
- Wet rooms
- Basins & vanity units
- Kitchen worktops & upstands

How to look after the new joints
Joint life depends on how it’s used and looked after. We suggest:
- Open a window or run the fan so the room dries
- Keep scourers and sharp tools away from the bead
- Look for lifting corners and small gaps now and then
- Do not let bottles sit on the bead
Give the silicone time to cure before it gets wet, which is normally around 24 hours. After that, a quick wipe after showering helps keep it clean.
There’s no need to wait for a full refurbishment. Sealant is a maintenance item, like the paint on a window frame, and replacing it when it fails protects the rest of the room.
Surface by surface
Basins & vanity units
On a basin, neatness shows: the bead is right in front of you, so it’s tooled cleanly and evenly, finished in a colour that suits the basin.
Wet rooms
Wet rooms rely on sound joints at floor and wall junctions. They’re resealed with anti-fungal sanitary silicone, working on the surface joints, not the tanking or drainage.
Can I do it myself?
A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
The process
The work is kept neat and contained to the joints we are treating. The job normally takes a couple of hours for a single bath or shower. Outside jobs in Dalchalm need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- First, each joint is checked for movement and signs of water.
- Every trace of the old bead is removed, including the thin smear on the tiles.
- Joints are degreased and any mould is treated.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- We tool the bead to a neat finish and give you the cure time, normally around 24 hours.
Before we arrive
- On commercial sites, let us know about site rules
- Mention any leaks or damp you’ve noticed
- Mention if the joints have been sealed before
Getting a quote
There’s no standard price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To get started, email us at info@mrmastic.co.uk.

What bathroom resealing looks like in Dalchalm
Dalchalm is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

Yes, often alongside a bathroom. Where it’s needed by the sink, we use a food-safe sealant.
