Bathroom resealing in Embo

About our bathroom resealing in Embo

Resealing is a small job that makes a big difference. Mouldy silicone makes even a new bathroom look neglected, and a neat new joint puts that right in a short visit. It also seals the gaps that let water behind the bath. We’re often asked to deal with splits where the tray meets the wall and water getting behind the kitchen upstand, across shower trays & enclosures, kitchen worktops & upstands and basins & vanity units.

Bathrooms in smaller places like Embo work just as hard as those in the cities. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.

Your job is guaranteed for a year, as with all our work.

How the job changes by surface

Baths

Baths move more than any other fitting, so we fill it with water before sealing. That way the joint is laid with the bath at its heaviest and isn’t stretched when it’s used.

Shower trays & enclosures

There are normally two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both take water every day, so both are resealed with anti-fungal sanitary silicone.

When it isn’t the sealant

Some problems need a builder, plumber or other trade rather than us:

  • A bath or tray that moves because it is not properly supported
  • Loose or hollow tiles, or failed tanking behind them
  • Failed grout lines across the wall

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think before booking.

Leave it or put it right?

The difference in a professional reseal is mostly what you do not see: cutting out every trace of the old bead, cleaning, treating mould and letting the joint dry. Without that preparation, the new bead won’t last. Around Embo, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

We don’t show prices on the website, because the cost depends so much on the job itself. For a quick quote, please email us at info@mrmastic.co.uk and we will talk you through it.

Bathroom resealing around Embo

Embo is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that doesn’t dry out.

If you look after a building such as Dornoch Academy, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

How the visit works

We bring everything the job needs with us, so you don’t need to buy or prepare anything. Once we’ve agreed what’s being done, we protect the area and start. Most jobs take around two hours for one bath or shower, longer for a whole bathroom. For a place like Embo, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We protect the area and cut out all of the old sealant.
  2. The joint is cleaned, degreased and treated for mould.
  3. We let it dry fully and fill the bath with water before sealing.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. We tidy up and give you the cure time, usually around 24 hours.

How we quote for bathroom resealing

Your quote is based on your job. We look at:

  • The number of rooms or windows
  • The old material and how stubborn it is
  • Whether there’s mould to deal with
  • How much there is to do

Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

Helping us quote

Before you ask for a quote, have a think about:

  • If it’s domestic, commercial or a hotel
  • How many joints, rooms or windows are involved
  • Where the job is, and your postcode
  • If someone has resealed it before

Need a quote? Please drop us a line at info@mrmastic.co.uk and tell us about the job. You’ll know what we plan to do, and what it will cost, before any work begins.

For landlords and businesses

Whether it’s one flat or a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

Hotels need rooms back in use, so we plan the work room by room. We’ve worked in hotels as well as homes and businesses.

Questions from Embo

Are you ARBOMaster approved?

Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.

Do you guarantee your resealing?

Can tenants book the work?

Of course. Ask your landlord first, and we can send them the quote if that helps.

Common problems we fix in Embo

Silicone doesn’t last for ever. Daily water, heat and cleaning products slowly wear it down, and how long it lasts comes down to use, cleaning and ventilation.

If you can see any of these, it’s time to have the joints looked at:

  • A reseal done over the top of the old bead
  • Water getting behind the bath panel
  • Leaking joints on a shower screen
  • Sealant that has split, shrunk or peeled away

Rented homes near Golspie station change hands often, and mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

What your quote should include

  • How long to leave it before use
  • Is VAT in the price?
  • How the surfaces are prepared before sealing
  • Which sealant they’ll use, and why
