Need external mastic in Embo?

External mastic for homes and businesses in Embo

We cut out failed sealant, set the joint depth with closed-cell backing rod and reseal with a low-modulus exterior sealant. We pick a colour that sits well with the wall. Common call-outs are for joints with sealant missing in places and rain getting behind render or cladding at a joint, across brickwork movement joints, render & cladding joints and copings & trims.

Outside joints can only be sealed when they’re dry, so work in Embo depends on the weather. Let us know about access to every wall and roofline.

All of our work is guaranteed for twelve months, and the guarantee is the same wherever you are.

Work for landlords, hotels and businesses

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.

Failed sealant is one of the commonest items on a check-out report. Several properties can be quoted together.

Quotes for external mastic in Embo

Every job gets its own quote. This is what makes a difference:

  • The number of rooms or windows
  • Any mould that needs treating
  • Which sealant suits the joint
  • When we can work, for business premises

Doing several joints on one visit normally makes better use of the time than several visits. We will give you a clear quote for the lot.

Helping us quote

Before you ask for a quote, have a think about:

  • Pictures of the joints, sent by email
  • What’s wrong with the joints now
  • Any previous sealing or DIY work
  • The rough size of the job

We quote each job on its own, so start by telling us what you need. Simply drop us a line at info@mrmastic.co.uk and describe the job, and pictures are welcome.

DIY sealant or a professional job?

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so just mention it when you contact us.

Why deal with it now?

Sealing over the top of old mastic doesn’t hold for long. New sealant does not bond well to old, weathered sealant, so the old joint is cut out fully first. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

What it costs depends on the size of the job, how much old material has to come out and access to the work. You will have a clear quote before any work starts, so you know where you stand.

Different surfaces, different methods

Copings and trims

Coping joints that leak let water straight down into the wall. Sealing them early saves the wall below.

Joints between dissimilar materials

Joints where frames, sills or panels meet the wall are common leak points. We cut out the old sealant and reseal with a product suited to both surfaces.

Common questions in Embo

Does living near the coast affect external mastic in Embo?

Coastal homes put outside sealant through more weather than inland ones, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.

Do you work for landlords with property near Golspie station?

Yes. We work for letting agents and landlords as well as homeowners, and several properties can be quoted together. You can send an email to info@mrmastic.co.uk with the details for a clear quote.

What should I tell you?

Let us know what needs doing and where. We’ll ask anything else we need to know.

Are you ARBOMaster approved?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

Do you cover Embo?

Yes. We are based in Crawley and work across South East England, London and Scotland.

Can a movement joint be filled with mortar?

No, not if it’s a movement joint. Pointing it stops it working, and the wall may crack nearby. A flexible sealant is the right fill.

Do you use backing rod?

Backing rod controls the sealant depth and keeps it off the back of the joint. Then the sealant bonds to two faces and can move.

When will the joints need doing again?

It depends on the exposure, the movement and the product. Treat it as a maintenance item and look at it yearly.

How it works

A visit follows a simple pattern: we look at the joints together, mask and protect the surrounding surfaces, carry out the job and tidy away. It generally takes a few hours to a few days, depending on the length of joint and the access. Outdoor work around Embo depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. First, the joints are inspected and the access agreed.
  2. Every bit of old sealant and any mortar or debris is cut out.
  3. The faces are brushed clean and primed where the product requires it.
  4. We fit closed-cell backing rod to control the depth.
  5. We apply the sealant, tool it and check the whole run.

How to prepare

  • Let us know about earlier repairs to the joints

Looking after it afterwards

No joint lasts for ever, but care makes a real difference. Our tips:

  • Leave the joints unpainted unless we have said otherwise
  • Keep soil, plants and ivy away from the joints
  • Keep high-pressure jets off the joints
  • Have failed joints looked at early

Avoid pressure-washing straight into the joints. A strong jet can damage the edges of the bead and let water in behind.

Water getting behind cladding or render can go unnoticed for a long time. By the time there’s a damp patch, the damage can be well established so early resealing is worth it.

Outside joints around Embo

Embo is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on movement joints and outside wall joints, especially on the side facing the sea. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

Managing a site like Dornoch Academy? Then movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. For landlords with property near Golspie station, failed wall and movement joints let damp in, so they’re worth checking between tenancies.
