Trusted external mastic in Hilton

What we’re called out for in Hilton

If plants are growing out of a joint, the sealant has normally failed or was never there. Roots and dirt hold water against the wall and speed up the damage.

Common reasons people contact us are:

  • Weeds or debris growing in open joints
  • Movement joints filled with mortar instead of sealant
  • Leaking joints around cladding and façade panels
  • Gaps where render, brick and frames meet

In and around Hilton, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.

What your quote should include

  • Whether VAT is included
  • What guarantee comes with the work
  • How long to leave it before use
  • How much experience the applicator has

About our external mastic in Hilton

For buildings in Hilton, we reseal external joints of all kinds, from brick movement joints to cladding panels. The preparation is the same whatever the wall: clean, sound faces and a controlled depth. If you’re dealing with failed seals between different materials and hard, crazed mastic that has stopped moving, we can help, on façade panels, copings & trims and concrete & block alike.

Outside joints can only be sealed when they’re dry, so work in Hilton depends on the weather. Tell us how to reach each wall, gutter and roofline.

There’s a 12-month guarantee on every job.

Why it’s worth doing now in Hilton

Done well, a resealed joint is a neat, straight line that suits the wall. A hurried job with smeared edges and no backing looks worse and fails sooner so it’s worth doing right. In a place like Hilton, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all make a difference.

What you get with us

  • A sealant colour to suit the surroundings
  • Any old sealant cut out fully, not covered over
  • We leave the area clean and tidy
  • 20+ years of sealant experience

Landlords, agents and businesses in Hilton

Letting agents often deal with us directly. Tell us the address, the job and how access works and we will give you a quote.

Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.

Quotes for external mastic in Hilton

There’s no set price list, because jobs vary so much. The quote depends on:

  • Whether the work is at height
  • The number of rooms or windows
  • The number and length of the joints
  • Which sealant suits the joint

What it costs depends on the size of the job, how hard the old material is to remove and how easy the joints are to reach. We give a clear quote before we start, so you know where you stand.

Helping us quote

There’s no need for technical detail. Just tell us:

  • A few pictures by email, if you can
  • Access, such as stairs, a lift or height
  • The address or postcode of the job
  • What’s wrong with the joints now

It all starts with a short chat. Describe the problem, the location and the size of the job, and we’ll explain how we’d tackle it. Whenever you are ready, send an email to info@mrmastic.co.uk.

When it is not the sealant

We won’t take on work that won’t last, so these are the limits:

  • Walls that need new movement joints cut into them
  • Rising or penetrating damp from elsewhere in the wall
  • Movement that’s more than a sealant joint can take

If you’re not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer.

Joints and surfaces we work on

  • Joints between brick and frames
  • Concrete & block
  • Brickwork movement joints
  • Façade panels
  • Render & cladding joints
  • Copings & trims

Surface by surface

Copings and trims

Metal and stone copings both move with temperature, so the joints need a sealant that stays flexible year round.

Brickwork movement joints

Brick moves with heat and moisture, and grows a little over time. The movement joint takes that up, so the sealant in it must stay soft and stretchy.

What happens on the day

All our tools and materials come with us in the van. After a quick look at the joints together, the area is protected and the work begins. It normally takes a few hours to a few days, depending on the length of joint and the access. Outdoor work around Hilton depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. We start by checking each joint, agreeing the ones to redo and how we will reach them.
  2. Old sealant and any debris are cut and raked out.
  3. We clean both faces of the joint and prime them where the product calls for it.
  4. We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
  5. The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.

Getting ready for the visit

  • Let us know about stairs, lifts or work at height
  • Where the joints are inside, avoid wetting them before we arrive
  • Mention if the joints have been sealed before

External mastic in Hilton: local notes

Hilton is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on movement joints and outside wall joints, especially on the side facing the sea. Hilton is in the west of Scotland, which is wetter than the east, which means movement joints and outside wall joints has to cope with a lot of rain.

Schools such as Dornoch Academy are buildings too, and movement joints, cladding joints and gutters on larger buildings need the same care as a house’s.
