Surface by surface
Cladding and façade panels
If the façade has a specified sealant, that’s what we use. Tell us what the building has when you get in touch.
Joints between dissimilar materials
Where a frame or panel meets masonry, water often finds a way in. We cut out the old sealant and reseal with a product suited to both surfaces.
External mastic for homes and businesses in Balintore
We cut out failed sealant, set the joint depth with closed-cell backing rod and reseal with a low-modulus exterior sealant. We pick a colour that sits well with the wall. If you’re dealing with hard, crazed mastic that has stopped moving and panel joints letting water in, we can help.
Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. On newer homes, the movement joints and roofline trims are what need watching.
You’re covered for a year from the day we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

DIY sealant or a professional job?
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so just mention it when you contact us.
The process
There’s no need to move everything out before we come, just the space around the work. We protect the rest, and the work takes anything from a few hours to several days, depending on the building for a typical job. Outside jobs in Balintore need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.
- We look at every joint and agree a colour to suit the wall.
- Failed sealant is removed back to clean, sound faces.
- Backing rod goes in so the sealant can stretch between the two faces.
- We prime the faces where required.
- We gun in low-modulus sealant and tool it neatly.
Getting ready for the visit
- Tell us if parking is tricky
- Mention any leaks or damp you’ve noticed
- Keep children and pets away from the work area

Advice
Outside joints around Balintore
Balintore is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.
If you let a flat or house near Fearn station, split movement joints are easy to miss on a rental until damp shows inside. In and around Balintore, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.
Balintore is about 12 miles north of Nairn, in Highland. Balintore gets the same service as everywhere we cover: the old material taken out, joints prepared properly and a 12-month guarantee. Our Highland coverage runs to 253 places, Balintore among them. There’s also a page for Aberdeen, about 79 miles away.
We work across the IV20 postcode area for external mastic. If you need external mastic at a property on Main Street, Bank Street and Ross Street or a nearby road, we can help. Other places close to Balintore include Shandwick (1 mile south-west), Hilton of Cadboll (1 mile north-east), Loans of Tullich (1 mile north-west), Fearn (2 miles north-west) and Hill of Fearn (2 miles north-west). What happens if it’s left?
It often makes sense to reseal all the failing joints on an elevation together. They’ve weathered the same way, and access only has to be arranged once. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
Leaving a failed joint normally makes the job bigger, not smaller, because water and mould keep working on it. If you’re not sure whether it needs doing, drop us a line at info@mrmastic.co.uk and we’ll give you an honest view and a quote.
Why Balintore customers choose us
- Homes, businesses and hotels
- A 12-month guarantee on all work
- Old sealant always removed completely
- A sealant colour to suit the surroundings
How to look after the new joints
A little care helps the new joints last. We recommend:
- Never let anyone fill a movement joint with mortar
- Look over the joints every year, ideally after winter
- Wash walls gently around the sealant
- Check the sealant is paintable before painting near it
Avoid pressure-washing straight into the joints. A strong jet can damage the edges of the bead.
Water getting behind cladding or render can go unnoticed for a long time. By the time there’s a damp patch, the damage can be well established, so it’s worth resealing at the first signs.
What affects the cost of external mastic
Call for a quick quote. The main things that affect it are:
- The amount of work
- The product the joint needs
- Access and height
- How much old sealant there is and how hard it is to remove
Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all make a difference.

Your questions about external mastic in Balintore
Will you come out to Balintore?
Yes, Balintore is covered. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Is external mastic in a coastal place like Balintore any different?
Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.
What does external mastic cost?
It depends on the job, so we quote each one individually. To get one, email us at info@mrmastic.co.uk with a short description of the job.
Should I point up the gap in my brickwork?
No, not if it’s a movement joint. Pointing it stops it working. We will reseal it with a flexible sealant.
How do you reach high-level joints?
That depends on the building and the joints. Where joints can be reached safely, we will do them. Tell us about the building and we’ll confirm what access is needed.
Will you leave a mess?
Not at all. We work neatly, protect the area around the joints and tidy up afterwards.
Is there a guarantee?
Yes. All our work carries a 12-month guarantee.
Do you remove the old sealant?
Yes, every time. New sealant won’t bond properly to old, so any old material comes out before anything new goes in.
