External & façade joints in Arabella, Highland
Sealing brickwork movement joints, render, cladding and façade joints for Arabella, backed by a one-year guarantee. Ask us for a quote.
- Weathered mastic that no longer stretches
- Moss and dirt in joints with no sealant left
- Movement joints filled with mortar instead of sealant
How the visit works
The work is kept neat and contained to the joints we are treating, so you can get on with your day. The job normally takes a few hours for a handful of joints, longer for a whole elevation, and we tell you how long to leave it before we go. For a place like Arabella, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- Each joint is checked and the colour of the new sealant agreed.
- We take out the old sealant until the faces are sound.
- Backing rod goes in so the sealant can stretch between the two faces.
- Primer is applied wherever the sealant needs it.
- A low-modulus exterior sealant is gunned in and tooled to a neat finish.
Preparing for the visit
- Try not to wet indoor joints just before the visit
- On commercial sites, let us know about site rules
- Clear items away from the joints we are working on

About our external mastic in Arabella
Ground-floor and low-level joints are straightforward to reach. Where joints are higher up, tell us about the building when you get in touch and we will confirm what’s needed to reach them safely. Typical jobs include sealant that has lost its bond to the brick or render and movement joints with cracked, split or missing sealant, on copings & trims, joints between brick and frames and façade panels.
Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. Newer houses need their movement joints and roofline trims kept sound.
Every job comes with our 12-month guarantee, wherever you are in Highland.

Outside joints around Arabella
Arabella is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on movement joints and outside wall joints, which can dry out and crack sooner where a building faces the weather. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.
Letting a property close to Fearn station? Then split movement joints are easy to miss on a rental until damp shows inside.

How we quote for external mastic
Some jobs are bigger than they look, and some smaller. What affects the quote:
- How easy the joints are to reach
- Working hours on commercial sites
- Which sealant suits the joint
- How many areas need sealing
A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you are not sure whether it needs doing, email us at info@mrmastic.co.uk for an honest opinion and a quote.
Helping us quote
You don’t need to know the technical terms. It helps if you can tell us:
- Access, such as stairs, a lift or height
- The address or postcode of the job
- If it’s domestic, commercial or a hotel
- Roughly how big the job is
It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we’ll talk you through what we’d do. When it suits you, send an email to info@mrmastic.co.uk.

When to call us in Arabella
Joints sealed without backing rod, or far too deep, rarely last. If the sealant sticks to the back as well as the sides, it can’t stretch and tears as soon as the joint widens.
Keep an eye out for any of the following:
- Moss and dirt in joints with no sealant left
- Joints with sealant missing in places
- Rigid filler in a joint that should flex
- Damp patches traced to an open external joint
In and around Arabella, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.

Arabella: your questions answered
Do you work for landlords with property near Fearn station?
Yes, we work for landlords and agents. Just drop us a line at info@mrmastic.co.uk and tell us about the property, and we will give you a clear price.
Is external mastic in a coastal place like Arabella any different?
Coastal homes put outside sealant through more weather than inland ones, so the choice of sealant and the preparation matter even more. It’s worth checking the walls that face the sea first.
Do you use backing rod?
Backing rod controls the sealant depth and keeps it off the back of the joint. Then the sealant bonds to two faces and can move.
Can you do several jobs on one visit?
Yes, and it often makes sense. Combining jobs makes good use of the visit, so mention them when you ask for a quote.
How much does external mastic cost in Arabella?
It depends on the job, so we quote each one individually. To get one, email us at info@mrmastic.co.uk with a short description of the job.
Do you hold any approvals?
Yes. Mr Mastic is an ARBOMaster approved applicator, and we’re fully insured.
What information do you need?
The location, the problem and the rough size of the job. If you can, email a few pictures.
How long before the joint can be used?
It depends on the product and the conditions. We tell you how long to leave it before we go.
When something else is needed
In fairness, there are a few things sealant won’t fix:
- Cracks in the bricks or render themselves, away from the joints
- Rising or penetrating damp from elsewhere in the wall
- Cutting new joints into brickwork, which is building work rather than sealant work
If you’re not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer before booking.
Joints and surfaces we work on
- Brickwork movement joints
- Render & cladding joints
- Copings & trims
- Façade panels
- Joints between brick and frames
- Concrete & block
Aftercare tips
Looking after new joints is easy:
- Make sure movement joints are not pointed over
- Tell anyone working on the walls about the movement joints
- Look over the joints every year, ideally after winter
- Check the sealant is paintable before painting near it
Keep the joints clear of soil, plants and climbing growth. Damp material against the sealant shortens its life.
Once a joint can’t move, the wall finds another way, often as cracks near the joint. Resealing it early helps prevent that.
DIY sealant or a professional job?
A DIY attempt does not rule out a professional job. We cut it out and start again, so just mention it when you contact us.
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
