About our external mastic in Dornoch
Joints between dissimilar materials, like brick against render or concrete against a steel frame, see movement from both sides. A flexible sealant bridges the two where a rigid filler would soon crack. Typical jobs include cracked joints where brick meets render or frames and damp patches traced to an open external joint, on copings & trims, render & cladding joints and brickwork movement joints.
Outside joints can only be sealed when they’re dry, so work in Dornoch depends on the weather, and longer journeys are planned in advance. Let us know about access to every wall and roofline.
You’re covered for a year from the day we finish. If there’s a problem with it, please drop us a line at info@mrmastic.co.uk.

Your questions about external mastic in Dornoch
I let a flat near Tain station. Can you help?
Yes, rental work is part of what we do. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.
Does living near the coast affect external mastic in Dornoch?
Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.
Do you seal joints where cladding meets other materials?
Yes. Different materials move at different rates, so a flexible sealant is needed where they meet. The sealant is matched to both sides.
What is backing rod for?
Backing rod controls the sealant depth and keeps it off the back of the joint. Then the sealant bonds to two faces and can move.
How do you reach high-level joints?
It depends on the building. Where joints can be reached safely, we’ll do them. Give us some details and we will confirm the access.
Where do you work from?
We work from Crawley. Our applicators cover Dornoch, along with the rest of our area.
Can you match the colour of my brickwork?
We aim for a joint that suits the wall rather than one that jumps out. Colour is agreed with you before we begin, matched as closely as the range allows.
Does someone need to be in?
It depends on the job. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.

What we’re called out for in Dornoch
Every building moves. Brickwork grows a little over the years, blockwork and concrete shrink, and all of it moves with heat and moisture. The sealant in the movement joints takes that strain.
Keep an eye out for any of the following:
- Movement joints filled with mortar instead of sealant
- Hard, crazed mastic that has stopped moving
- Weeds or debris growing in open joints
- Leaking joints around cladding and façade panels
Rented homes near Tain station change hands often, and split movement joints are easy to miss on a rental until damp shows inside.

Outside joints around Dornoch
Dornoch is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on movement joints and outside wall joints, especially on the side facing the sea. Dornoch is in the west of Scotland, which is wetter than the east, which means movement joints and outside wall joints has to cope with a lot of rain.
Managing a site like Dornoch Academy? Then its movement joints, gutters and trims need looking after like any other building’s.

What we cannot put right
In fairness, there are a few things sealant won’t fix:
- Structural movement, which needs a surveyor or engineer
- Render that is blown, hollow or coming away
- Rising or penetrating damp from elsewhere in the wall
If you’re not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer before you book.

Can I do it myself?
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
How the visit works
We keep the work tidy and contained to the joints we are treating. Expect the work to take a few hours to a few days, depending on the length of joint and the access, and we tell you how long to leave it before we go. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work.
- We inspect the joints and agree which need resealing and how they’ll be reached.
- Old sealant and any debris are cut and raked out.
- We clean both faces of the joint and prime them where the product calls for it.
- We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
- The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.
Before we arrive
- Tell us about access, such as stairs, a lift or high-level joints
- Tell us about any water getting in
- Mention any sign-in or site rules at work premises

Related advice
Why deal with it now?
Resealing a run of joints in one go is generally better than patching one at a time. They’ve weathered the same way, and access only has to be arranged once. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Doing several joints on one visit generally makes better use of the time than several visits, so tell us about everything that needs sealing. You’ll get one clear quote for the whole job.

How to look after the new joints
To keep the joints looking good and working properly:
- Check external joints each spring
- Avoid pressure-washing directly into sealant joints
- Tell anyone working on the walls about the movement joints
- Clear growth from the base of walls and joints
Follow the cure time we give you before the joint is knocked or disturbed. Most exterior sealants skin fast but take longer to cure right through.
Act while the splits are small. Then it’s a straightforward cut-out and reseal before water has had years to get in.
