External mastic in Camore

Joints between dissimilar materials, like brick against render or concrete against a steel frame, see movement from both sides. A flexible sealant bridges the two where a rigid filler would soon crack. We work on copings & trims, brickwork movement joints and concrete & block, and the jobs we see most are rain getting behind render or cladding at a joint and moss and dirt in joints with no sealant left.

Stone walls need a stone-friendly sealant, as acetoxy products can attack some stone. On newer homes, the movement joints and roofline trims are what need watching.

You are covered for a year from the day we finish. If anything isn’t right with it, drop us a line at info@mrmastic.co.uk.

Looking after it afterwards

How long the joints last depends on use and care. Here’s what we suggest:

  • Tell anyone working on the walls about the movement joints
  • Avoid pressure-washing directly into sealant joints
  • Act on the first splits you see
  • Clear growth from the base of walls and joints

Keep pressure washers away from the sealant. High-pressure water can lift the edges and let water in behind.

If you can see gaps, plants or bare sections in a joint, have it checked. Early work is quicker and leaves a better finish.

What the job involves on each surface

Render joints

The face of render can be soft, so a sealant that stretches easily protects the edges. We prime where the product needs it.

Concrete and blockwork

Concrete faces can be dusty and porous, so preparation is key. A primer goes on where the product requires one before sealing.

Questions from Camore

Does living near the coast affect external mastic in Camore?

Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. Walls facing the sea are usually the first to need attention.

Is Camore within the area you cover?

Yes. Camore is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Which products do you use?

Quality sealants from brands including Arbo and Everbuild, picked for each joint. We explain the product when we quote.

Where is Mr Mastic based?

Our base is Crawley, with over 20 years’ experience. Our area covers South East England, London and Scotland.

Can new sealant go over the old?

No. Fresh sealant does not stick to old sealant, and it traps any mould or water underneath. It all has to come out first.

What is a movement joint?

Most straight vertical gaps in brickwork are movement joints. It lets the bricks expand without cracking, and it should be sealed with a flexible sealant.

Is there a guarantee?

Yes. Each job is guaranteed for twelve months, wherever you are.

Why do you put foam in the joint first?

We fit closed-cell backing rod wherever the joint depth needs controlling. It sets the sealant depth and prevents three-sided bonding, so the joint can move.

Work for landlords, hotels and businesses

Whether it’s one flat or a portfolio, you get the same standard of work: the old material taken out, careful preparation and a 12-month guarantee.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s easy to sort out between tenants. We can quote for more than one property at once.

Do you need external mastic in Camore?

Sunlight, wet weather and frost wear exterior sealant down. In time it goes hard, crazes on the surface and stops stretching, so the joint eventually tears or comes away from one side.

Most people get in touch after spotting something like this:

  • Damp patches traced to an open external joint
  • Failed seals between different materials
  • Hard, crazed mastic that has stopped moving
  • Joints where the bead has come unstuck

For landlords with property near Tain station, outside joints that have cracked can let damp into a rental, so check them between lets.

Choosing a sealant specialist

What affects the cost of external mastic

The price is agreed before any work begins. It’s based on:

  • Mould in or behind the old joints
  • The old material and how stubborn it is
  • How many areas need sealing
  • The product the joint needs

Leaving a failed joint generally makes the job bigger, not smaller, because water and mould keep working on it. If you are unsure, send an email to info@mrmastic.co.uk and we will give you an honest view and a quote.

What we need to know

What to tell us when you ask for a quote:

  • Whether it’s a home or a business
  • Access, such as stairs, a lift or height
  • Whether it has been sealed before
  • Pictures of the joints, sent by email

It all starts with a short chat. Describe the problem, the location and the size of the job. Whenever you are ready, send an email to info@mrmastic.co.uk.

How the visit works

We work through the job in order: protection first, then preparation, sealing and a tidy-up. Typically it takes a few hours for a handful of joints, longer for a whole elevation and we leave things clean and tidy. Somewhere like Camore may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. We look at every joint and agree a colour to suit the wall.
  2. We take out the old sealant until the faces are sound.
  3. Closed-cell backing rod is pushed in so the sealant bonds to two sides only.
  4. We prime the faces where required.
  5. We gun in low-modulus sealant and tool it neatly.

How to prepare

  • Try not to wet indoor joints just before the visit
  • Mention if the joints have been sealed before
  • Mention any parking rules near the property

Ask for a quote

A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and email photos if that’s easy.

When it is not the sealant

Some problems need a builder, plumber or other trade rather than us:

  • Walls that need new movement joints cut into them
  • Damp from another source, such as a leaking gutter or a bridged damp-proof course
  • Failed render or damaged cladding panels

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think before you book.

Camore buildings and the weather

Camore is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on movement joints and outside wall joints, especially on the side facing the sea. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.

For site and facilities teams at buildings such as Dornoch Academy, larger buildings have long runs of movement joint that eventually need resealing.
