How bathroom resealing works in IV25
Kitchens need the same care as bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback all take splashes every day, and water behind a laminate worktop can make it swell. We reseal them with a kitchen-suitable silicone, matched to the worktop where it’s on show. We’re often asked to deal with leaking joints on a shower screen and gaps between the worktop and the wall, across baths, sinks & splashbacks and kitchen worktops & upstands.
You do not need to clear the whole room or building, only the area right around the joints. Everything nearby is protected, and the job takes a morning or an afternoon for most single baths and showers for a typical job.
- We start by protecting the area and stripping out the old bead.
- We clean and degrease the joint and treat any mould.
- We let it dry fully and fill the bath with water before sealing.
- New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
- We clear away and tell you when it can get wet, usually after around 24 hours.

Where we work in IV25
From Dornoch, Embo and Camore to its smaller places, homes across IV25 have bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.
Homes in Scotland come with their own details: harled walls, sash and case windows and, in the larger towns and cities, tenements. IV25 is part of the area we cover across Scotland. In the coastal parts of IV25, the sea-facing side of a building takes the most weather, and that’s where sealant usually gives up first. Good preparation and the right sealant help it cope.
Dornoch: For landlords with property near Tain station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. If you look after a building such as Dornoch Academy, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
Common problems we fix in IV25
No sealant lasts indefinitely. Every shower, every splash and every wipe with a cleaner take their toll over the years, and how long it lasts comes down to use, cleaning and ventilation.
Keep an eye out for these signs:
- Failed sealant on the screen profile
- Gaps between the worktop and the wall
- A bead that has pulled away from the tiles
- Lumpy, uneven sealant from a DIY attempt
Should I try it myself first?
Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

When something else is needed
We’d rather tell you now than do work that won’t last, so here’s what sealant cannot put right:
- Movement from a bath with loose feet or no proper support
- Failed grout lines across the wall
- Cracks in the tray itself rather than the joint
Keeping the joints in good condition
Once the sealant has cured, a few habits help it last:
- Keep scourers and sharp tools away from the bead
- Dry the bead with a towel now and then
- Clean with a mild bathroom cleaner and a soft cloth
- Dry worktop joints after washing up
Check the sealant now and then. Small splits and lifting ends are easy to catch early, and if anything looks wrong, just send an email to info@mrmastic.co.uk.
Each shower pushes a little more water through a failed joint. Over time that water reaches floors, walls and ceilings. Early resealing closes the gap before damage is done.
Questions from IV25
Can you reseal around my kitchen sink and worktop?
Yes. Where it’s needed by the sink, we use a food-safe sealant.
Where do you work from?
Our base is Crawley, with over 20 years’ experience. We work across South East England, London and Scotland.
What information do you need?
The location, the problem and the rough size of the job. Photos by email help too.
Do you work in IV25?
Yes, we do. Our applicators work in IV25, and the service is the same as everywhere else.
What do you put in the joint?
The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.
Will the old sealant be removed?
Always. Sealing over the old bead is the commonest cause of early failure, so we never do it.
Do you work for landlords and businesses?
Yes, often. Several properties can be quoted together, and between tenancies is a good time for the work.
