How we handle new build mastic in Dornoch

In a new home, every joint should have a clean, even bead. Smeared, patchy or cracked sealant is worth sorting early, before water reaches anything behind it. If you are dealing with smeared, uneven beads picked up at snagging and skirting joints opening in the first winter, we can put it right, whatever the surface.

Timber frame is common in newer Scottish homes, and it settles over the first years, so skirting and floor joints can open up. Older stone-built homes, meanwhile, often have timber floors that move with the seasons.

All our work is covered by a one-year guarantee.

How it works

There isn’t much for you to do on the day. Point us to the joints and we will get on with it. The job generally takes a few hours for most snagging lists, longer for a run of plots from start to finish. Outdoor work around Dornoch depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.

  1. We go through the snagging list or plot schedule and agree the joints to do.
  2. We cut out every bit of the failed or messy sealant.
  3. We clean off dust from the build and prime the surfaces where the product needs it.
  4. We apply a sealant that suits each joint and tool it to a neat finish.
  5. Finally, each room is checked and you’re given the cure time.

When it isn’t the sealant

We will always be straight with you, so here’s what sealant cannot fix:

  • Leaking fittings rather than failed sealant
  • A tray or bath that isn’t properly supported, until it’s fixed
  • Damaged fittings that need replacing

If in doubt, email us at info@mrmastic.co.uk and we will say what we think.

Where is Mr Mastic based?

What affects the quote in Dornoch

Your quote is based on your job. We take into account:

  • Whether old sealant or filler has to be cut out
  • Mould in or behind the old joints
  • Any working-time requirements on site
  • Which sealant suits the joint

A failed joint rarely gets cheaper to fix by waiting. If you are unsure, send an email to info@mrmastic.co.uk and we will give you an honest view and a quote.

Asking for a quote

To make quoting easier, please include:

  • Any access issues, like height or stairs
  • Where the job is, and your postcode
  • Whether it has been sealed before
  • Roughly how big the job is

To get a quote, email us at info@mrmastic.co.uk with the location and a short description of the problem. We’ll send you a clear quote before any work starts.

Why deal with it now?

A tube of sealant from the DIY shop won’t fix the cause: dust, no primer and old sealant left in the joint. Proper removal and preparation are what make it last. In an older home around Dornoch, damp from a failed joint can get into timber and plaster.

What it costs depends on the size of the job, how much old material has to come out and access to the work. We give a clear quote before any work starts, so you know where you stand.

Why us?

  • We leave the area clean and tidy
  • More than 20 years in sealant work
  • Every job guaranteed for a year
  • We’re fully insured

DIY sealant or a professional job?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

What the job involves on each surface

Windows and doors

Internal joints between frames and plaster often crack as a new house dries. We remove cracked sealant and apply a flexible one.

Plot handovers
