New build mastic in Cromarty

About our new build mastic in Cromarty

If your new home has a leaking shower seal, open skirting joints or untidy sealant, we can help. While the builder’s snagging or warranty period runs, report it to them first, and if it isn’t put right, get in touch with us. We work on kitchens, show homes and skirting & floors, and people most often call us about sealant applied over dusty or wet surfaces and gaps behind new kitchen upstands.

New homes in smaller Scottish places are often single plots, self-builds or small developments. Each needs its sealant and floor joints finished as carefully as on a big site.

We stand behind the work with a 12-month guarantee.

Your questions about new build mastic in Cromarty

Is Cromarty within the area you cover?

Yes, we do. Our work covers the whole of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Is Cromarty in your area for new build mastic?

Yes. Our work covers the whole of Scotland, and Cromarty is part of that. You can email us at info@mrmastic.co.uk and let us know what needs doing.

Can you do plot mastic on a new development?

Yes. Second-fix sealing in bathrooms, kitchens, frames and floors is part of what we do. We clean and prime joints properly to keep callbacks down.

I’m a tenant. Can you help?

We are happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.

Is there any odour?

Sometimes, a little. It fades as the sealant cures.

Can new sealant go on top of the old bead?

No. Over-sealing traps mould and water and soon fails. We remove every bit of the old bead before resealing.

Do I have to be there?

We need access to the joints, so we will agree that with you when we book. Indoors, that generally means someone at home.

Do you have insurance?

Yes. Full insurance covers our work.

For landlords and businesses

Mouldy or split sealant often shows up at the end of a tenancy. We can quote for more than one property at once.

We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we’ll give you a quote.

Different surfaces, different methods

Skirting and floors

As timber and screed dry, skirting and floors shift. We use a flexible product rather than caulk.

Show homes

Tired or marked sealant in a show home can be renewed. The old bead comes out and a clean new one goes in.

Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Record problems with dated photos
  • Wait for the cure time before using a resealed shower
  • Clean sealant with mild detergent, not abrasives
  • Get a leaking seal dealt with right away

Follow the cure time we give you before the area gets wet. Most silicones need around a day before water reaches them.

Report failed sealant to the builder while you’re in the snagging period. After that, putting it right may fall to you.

How we quote for new build mastic

Some jobs are bigger than they look, and some smaller. The main factors:

  • Working hours on commercial sites
  • The size of the job
  • Whether old sealant or filler has to be cut out
  • Whether the work is at height

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, along with when we can work on site. Call for a quick quote and we will explain what it covers.

What we need to know

What to tell us when you ask for a quote:

  • A few pictures by email, if you can
  • Roughly how big the job is
  • The problem you’ve noticed
  • The address or postcode of the job

For a quote, email us at info@mrmastic.co.uk and tell us where the job is and what the problem looks like. You will have a clear quote before work begins.

Honest limits

It helps to know what we can’t do:

  • Baths and trays that move too much for sealant to cope with
  • Cracked trays, tiles or worktops
  • Structural cracks in walls or ceilings

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly.

What we seal

  • Show homes
  • Kitchens
  • Bathrooms & en suites
  • Plot handovers
  • Skirting & floors
  • Windows & doors

Should I try it myself first?

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

The process

A visit follows a simple pattern: we check the joints, mask and protect the surrounding surfaces, do the work and clear up. Most jobs take a few hours for most snagging lists, longer for a run of plots. Somewhere like Cromarty may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. We start by going through the snagging items or plot schedule with you.
  2. Every bit of the old builder’s sealant is cut out, with no layer left behind.
  3. We clean out the dust and grit left from the build.
  4. We prime where needed and apply a sealant suited to each joint.
  5. Each bead is tooled and the cure times explained.

Before we arrive

  • Let us know if you’ve seen damp or leaks
  • Tell us about any previous sealing or DIY attempts
  • Where the joints are inside, avoid wetting them before we arrive
