New build mastic in Pitcalnie, done properly
Our new-build work comes in two parts: plot mastic for developers, and putting right failed sealant for people who’ve bought a new home. In both, preparation makes the difference. We are often asked to deal with second-fix sealing on new plots and gaps between new skirting and floors, across skirting & floors, bathrooms & en suites and windows & doors.
Many newer homes in Scotland are timber-framed and settle as they dry out, which shows as gaps at skirtings and floor joints. In older homes, timber floors move through the year too.
You are covered for a year from the day we finish. If anything is not right with it, drop us a line at info@mrmastic.co.uk.

How it works
There’s no need to move everything out before we come, only the area right around the joints. We protect the rest, and the work takes a few hours in a single home for a typical job. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- We look at why each joint failed, including any movement.
- We remove the failed sealant and clean the joints.
- We make sure the joints are dry and prime them if needed.
- Baths are filled with water, then the new sealant is applied.
- We check every joint and leave you with the cure times.
How to prepare
- Mention any leaks or damp you’ve noticed
- For business premises, tell us about site rules or sign-in
- For indoor joints, keep the area dry beforehand if you can

FAQs for Pitcalnie
Can you help a landlord with a rental near Fearn station?
Yes. We work for landlords and agents as well as householders, and several properties can be quoted together. You can email us at info@mrmastic.co.uk with the details for a clear quote.
Do you cover Pitcalnie for new build mastic?
Yes. Our work covers the whole of Scotland, and Pitcalnie is part of that. You can drop us a line at info@mrmastic.co.uk and tell us what needs doing, and we will give you a clear price.
What do you put in the joint?
Each joint gets the product that suits it. Movement, water and weather all affect the choice.
Do you use white or clear sealant?
That depends on what the joint meets: white or clear for most sanitary joints, colours for worktops, floors and frames. We’ll agree it with you first.
Can you work from my snagging list?
Yes. Photos of each sealant item help us quote. Items that need a plumber, tiler or the builder are flagged.
Are you insured?
Yes. Full insurance covers our work.
Is it messy?
Not at all. We work neatly, protect the area around the joints and tidy up afterwards.
Will you just run a new bead over the existing one?
No. Over-sealing traps mould and water and soon fails. We remove every bit of the old bead before resealing.
Should I try it myself first?
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.
If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
Different surfaces, different methods
Show homes
In a show home, the sealant is on display. We lay neat, even beads in colours to suit the finishes.
Windows and doors
Draughts around new frames are often a sealant gap. We check and reseal the frame edges.
Why act early in Pitcalnie
If you’re still in the builder’s snagging or warranty period, ask them to put it right first. If it keeps failing or is not dealt with, we can reseal it properly. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. We take all of that into account in your quote.
Why us?
- Tidy, careful work
- Experience in homes, commercial sites and hotels
- Any old sealant cut out fully, not covered over
- White, clear, grey or coloured to suit, where the product allows
When it is not the sealant
New sealant can’t fix everything, and we’ll tell you before we start. Sealant won’t put right:
- Structural cracks in walls or ceilings
- Damaged fittings that need replacing
- Leaking fittings rather than failed sealant
If you are not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer.
What we seal
- Bathrooms & en suites
- Skirting & floors
- Windows & doors
- Plot handovers
- Show homes
- Kitchens
Looking after it afterwards
After the cure time, these simple habits help:
- Open a window or run the fan after bathing
- Look at the sealant regularly in the first couple of years
- Avoid scourers and strong chemicals on sealant
- Get a leaking seal dealt with straight away
Avoid standing on the rim of the bath or the edge of the tray while the sealant cures. Report any movement in a bath or tray.
Mould takes hold quickly in sealant that has gaps or lifted edges. Resealing before mould gets in saves a harder job later.
What affects the cost of new build mastic
There’s no set price list, because no two jobs are the same. The quote depends on:
- How many areas need sealing
- Access and height
- The product the joint needs
- Any working-time requirements on site
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed, plus any working-time requirements on site. Ask us for a quote and we’ll go through it with you.
What to tell us for a quote
To help us quote quickly, please include:
- The rough size of the job
- Any previous sealing or DIY work
- The address or postcode of the job
- Pictures of the joints, sent by email
It all starts with a short chat. Describe the problem, the location and the size of the job. Whenever you’re ready, email us at info@mrmastic.co.uk.
Joints and finishes in Pitcalnie homes
Pitcalnie is close to the coast. New homes near the sea put their outside mastic to work from day one, so any gaps are best picked up early. Timber frame is common in newer Scottish homes, so skirting and sealant joints can open up as the building settles.
In and around Pitcalnie, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint. If you’ve bought a new home near Fearn station, the sealant around baths, showers and frames is worth checking in the first year or two.
