New-build mastic & snagging in Kilmuir, Highland
Professional new build mastic in and around Kilmuir, with every bit of old sealant taken out first.
- Joints pulling apart as timber shrinks
- Cracked sealant around new window and door frames
- Messy sealant that spoils new finishes
About our new build mastic in Kilmuir
New homes move as they dry out. Timber shrinks, plaster dries and baths and trays bed down, so sealant that was laid quickly before handover often cracks. We work on windows & doors, bathrooms & en suites and kitchens, and the jobs we see most are cracked sealant around new window and door frames and skirting joints opening in the first winter.
New homes in smaller Scottish places are often single plots, self-builds or small developments. They need their sealant and floor joints finished just as carefully as on a big site.
There’s a 12-month guarantee on every job, whatever its size.

New build mastic in Kilmuir: local notes
Kilmuir is within about 1 mile of the coast. Plot mastic on new homes near the coast takes more weather than it would inland, so it’s worth checking at snagging. The west of Scotland is wetter than the east, which means plot mastic and the sealant in new homes has to cope with a lot of rain.
For new homes near Invergordon station, it’s worth checking the sealant early, while snags are still fresh. In and around Kilmuir, as anywhere, good new build mastic starts with a clean, dry, properly prepared joint.
Kilmuir is about 13 miles north-west of Nairn, in Highland. Whether you are in the middle of Kilmuir or further out, new build mastic is available for homes and businesses alike, from flats and houses to offices and hotels. Kilmuir is one of 253 towns and villages in Highland where we work.
We work across the IV18 postcode area for new build mastic and the streets around it. How the job changes by surface
Kitchens
Sink joints are wet all the time. We use a sealant suited to kitchens.
Windows and doors
A draught at a new window can be a missed or failed joint. We look at the joints and reseal where needed.
Should I try it myself first?
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
Landlords, agents and businesses in Kilmuir
We regularly work with letting and managing agents. Tell us the address, the job and how access works.
Housing providers, facilities teams and property managers book us too in Kilmuir and across Highland. Several sites can be quoted together, and we are fully insured.
What we do, step by step
When we get to you, we check the joints match what you told us. If anything is different, we explain it before carrying on. Most jobs then take a few hours in a single home. Outdoor work around Kilmuir depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.
- We start by going through the snagging items or plot schedule with you.
- The failed sealant is removed completely, with no layer left behind.
- We clean out the dust and grit left from the build.
- Primer goes on where the surface and product need it, then the new sealant.
- We tool every joint neatly and tell you when each area can be used.
How to prepare
- Plan for the work area to be out of bounds to pets and children
- Mention any tricky access
- Let us know about parking restrictions

Related advice
Leave it or put it right?
A quick bead over the top of the old sealant can look fine at first, but it can’t bond to what’s underneath. Taking it all out and starting again is the only way to get a lasting seal. In a place like Kilmuir, small leaks are easy to put off, but water behind a failed seal does the most damage when nobody’s watching.
Instead of a standard rate, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

How to look after the new joints
Aftercare is simple, and it makes a real difference:
- Clean sealant with mild detergent, not abrasives
- Keep water off fresh sealant until it has cured
- Photograph failed sealant before it’s redone
- Resist patching a failed seal with a tube from the DIY shop
Watch the joints as the house settles. Small gaps can appear as the house dries, and they’re simple to reseal once movement has slowed.
If a shower tray or bath seal splits in the first year, look for movement. Getting it resealed properly, and any movement checked, stops it recurring.
