About bathroom resealing in IV11
Sealant is the soft line between a bath, shower or worktop and the wall. Once it cracks or goes mouldy, water starts to find its way through. Every trace of the old sealant is taken out and replaced with anti-fungal sanitary silicone. We work on kitchen worktops & upstands, baths and shower trays & enclosures, and the jobs we see most are a messy, uneven bead from a previous reseal and shrunken sealant along the back of a worktop.
You do not need to clear the whole room or building before we come, only the area right around the joints. Everything nearby is protected, and the work takes a couple of hours for a single bath or shower in most cases.
- First the area is protected and every bit of old sealant removed, including the film left on the tiles.
- The joint is cleaned, degreased and treated for mould.
- We let it dry fully and fill the bath with water before sealing.
- New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
- We tidy up and give you the cure time, generally around 24 hours.
How we quote
Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether the work is at height. We take all of that into account in your quote.

Bathrooms and kitchens across IV11
Across IV11, from Cromarty and Davidston outwards, we see bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.
Our work covers the whole of Scotland, IV11 included. Longer journeys are planned in advance, and outdoor work around the weather. In the coastal parts of IV11, the sea-facing side of a building takes the most weather, and that is where sealant normally gives up first. The right product and careful preparation help it last.
Cromarty: In and around Cromarty, as anywhere, good bathroom resealing starts with a clean, dry, properly prepared joint. For jobs in and around Cromarty, choosing the right material for each joint is as important as a tidy finish.
Should I try it myself first?
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.
Why it fails
With age, silicone loses its stretch. Along worktops it tends to pull back from the wall, leaving a thin gap where water and food collect. Heat from the hob and strong sprays speed it along.
Look out for these signs:
- Lumpy, uneven sealant from a DIY attempt
- Splits where the tray meets the wall
- Cracked, shrunken or lifting silicone
- Two layers of silicone, both failing
Aftercare tips
Simple care keeps the joints in good condition. We recommend:
- Look for lifting corners and small gaps now and then
- Clean with a mild bathroom cleaner and a soft cloth
- Keep bottles off the sealant line
- Dry the bead with a towel now and then
Don’t stand bottles along the bead, as they hold water against it. A quick squeegee after showering helps the joint dry.
Worktop joints fail quietly. Splashes run behind the back edge and soak into the worktop, where it can make the board swell. A reseal in time can save the worktop.
How we quote for bathroom resealing
Every job gets its own quote. This is what makes a difference:
- The amount of work
- The number of rooms or windows
- Any working-time requirements on site
- Any mould that needs treating
Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Common questions in IV11
Where do you work from?
We’re a Crawley-based firm. We work across South East England, London and Scotland.
Do I have to be there?
That depends on where the joints are. For work indoors, someone needs to let us in, and for outside work we’ll agree access with you when we book.
How long before the new sealant can get wet?
Normally after around 24 hours. We’ll tell you the cure time for the product we used.
Can new silicone go straight over the old?
No, and it’s one of the main reasons reseals fail. The old joint is stripped, cleaned and resealed from scratch.
Is there any odour?
Sometimes, a little. Any smell clears as the sealant cures.
Can tenants book the work?
Yes, though it’s best to check with your landlord first. Many landlords are glad to have it sorted.
Do you work in IV11?
We do. IV11 is part of the area we cover, and the service is the same as everywhere else.
