Sealant work in IV10

About bathroom resealing in IV10

It is not only bathrooms. The joint between worktop and wall, the edge of the sink and the bottom of the splashback all take splashes every day, and water that gets into the back edge of a worktop can swell the board. Kitchen joints get a sealant suited to kitchens, colour-matched where it shows. We’re often asked to deal with black spots spreading through the bead and gaps where the bath or tray has moved, on kitchen worktops & upstands, basins & vanity units and sinks & splashbacks.

There’s no need to move everything out, just the space around the work. Everything nearby is protected, and the job takes around two hours for one bath or shower, longer for a whole bathroom for a typical job.

  1. We cover the area around the joints we’re working on.
  2. We cut away the old sealant and clean off what’s left.
  3. We treat any mould and let the joint dry properly.
  4. Baths are filled first, then anti-fungal sanitary silicone is applied in a colour to suit.
  5. We finish the joint, clear up and tell you how long to leave it before it gets wet.

Bathrooms and kitchens across IV10

In IV10, bathroom resealing takes in flats, houses, rentals and businesses, from Fortrose and Rosemarkie to the quieter places in between. The method is the same everywhere: old material cut out, joints cleaned and dried, and a fresh finish laid.

Homes in Scotland come with their own details: harled walls, sash and case windows and, in the larger towns and cities, tenements. IV10 is part of the area we cover across Scotland. Parts of IV10 are on or near the coast, where wind-driven rain and, closer to the shore, salt air are hard on outside sealant. Joints on seaward walls tend to fail first.

Fortrose: If you let a flat or house near Inverness Airport station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. If you live in an older home near St Andrew's Episcopal Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Signs you need bathroom resealing

The wrong product fails fast. Acrylic caulk and general-purpose sealants are not designed for a joint that’s wet every day, so they crack, discolour or grow mould quickly. Wet areas call for a sanitary silicone with an anti-fungal additive.

The problems people usually mention when they call include:

  • Smears of silicone across the tiles
  • Cracked, shrunken or lifting silicone
  • Gaps between the worktop and the wall
  • Leaks into the floor or ceiling below

Looking after it afterwards

Good habits help new joints last longer. Our tips:

  • Clean with a mild bathroom cleaner and a soft cloth
  • Run the extractor fan during and after every shower
  • Dry worktop joints after washing up
  • Do not let bottles sit on the bead

Mould needs damp, so keep the room aired. Run the extractor fan during and after a shower, so the bead dries out between uses.

Don’t wait for a refit to deal with failed sealant. Like paintwork, sealant needs renewing from time to time, and renewing it as soon as it fails protects everything around it.

When something else is needed

Sealant isn’t the answer to every problem, and we will tell you before we start. Sealant won’t put right:

  • A tray or bath that is cracked through
  • A leaking waste, trap or valve
  • Damage behind the tiles that needs a tiler

Should I try it myself first?

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

Surface by surface

Sinks & splashbacks

Where a splashback meets the worktop, there’s a joint that catches every splash. We renew it in clear, white or a matched colour.

Wet rooms

A wet room floor and its walls can move independently, so the corners need a flexible seal, not grout. Where grout in a corner has cracked, we can replace it with sealant.

Questions from IV10

Do you remove the old sealant?

Yes, always, and completely. New silicone doesn’t stick to old silicone, so the joint is cleaned back first.

Should I try DIY first?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.

Can landlords and businesses book you?

Yes. As well as homeowners, we work for landlords, agents, businesses and hotels.

Where is Mr Mastic based?

Mr Mastic is based in Crawley. Our applicators cover IV10, along with the rest of our area.

What colours of sealant can you use?

We can use white, clear or a colour to suit. Where the joint is on show, we match it to the surface.

Is there any odour?

Sometimes, a little. Any smell clears as the sealant cures.

Do you do commercial work?

Yes. We work in offices, washrooms, hotels and other commercial premises. We can talk about working times when we quote.
