Fire rated sealant near Fortrose

Fire rated sealant for homes and businesses in Fortrose

Door frame gaps, linear joints and holes around services all have their own details. Measuring the gap and checking what it’s made of comes first, then the sealant goes in to the depth the product’s details set. If you have open joints along the top of partitions and gaps flagged on a fire risk assessment, we can put it right, on plasterboard & masonry, linear gaps and door frames alike.

Commercial work around smaller Scottish places tends to mean hotels, guest houses, schools and halls rather than offices. Each needs sound sealant in its washrooms and kitchens, and fire-rated joints kept in good order.

A one-year guarantee comes as standard, so you are not left on your own once the job is done.

FAQs for Fortrose

Are the rules for fire-rated sealant different in Scotland?

Scotland has its own building regulations, the Building (Scotland) Regulations, with their own technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that is how we fit it. We don’t certify buildings or carry out fire risk assessments, so your fire risk assessor or building control will advise on what’s needed.

Do you cover smaller places like Fortrose?

Yes. Fortrose is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.

Will you assess my building’s fire safety?

No. That is for a fire risk assessor, designer or building control. Our job is applying the sealant to their specification.

Is there a guarantee?

Yes. Each job is guaranteed for twelve months, wherever you are.

Do I need to be at home?

It depends on the job. For work indoors, someone needs to let us in, and for outside work we will agree access with you when we book.

I’m a tenant. Can you help?

Yes, but check with your landlord or agent first. Landlords are often happy for the work to be arranged.

Can I use normal mastic around a pipe through a fire wall?

No. Ordinary silicone, caulk or foam is not tested as fire stopping. We cut it out and reseal with a fire-rated product.

How long will you be here?

That depends on the amount of work, but most jobs take anything from a few hours to several days, depending on how many gaps there are. We will tell you when we quote.

What happens if it’s left?

An open gap in a fire-resisting wall is a route for smoke and fire. A proper seal lets the wall do its job again, and the work involved is often modest. Around Fortrose, water from a failed joint in an older stone home can soak into timber and plaster.

What it costs depends on the amount of work, how hard the old material is to remove and access to the work. We give a clear quote before we start.

Looking after it afterwards

After the cure time, these simple habits help:

  • Look in service cupboards and ceiling voids from time to time
  • Keep pictures of seals that will be hidden
  • Ask which product was used before you paint
  • Allow for resealing whenever new services are run

Any fire seal that is cut or drilled needs resealing to its tested detail. If you need new services through a sealed wall, plan the fire stopping as part of the job.

Small gaps around services are simple to deal with while there are only a few. Over time, more work adds more holes and the list grows.

DIY sealant or a professional job?

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

The biggest DIY mistake is sealing over old sealant. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

Honest limits

It helps to know what we can’t do too:

  • Big openings where sealant alone isn’t the tested solution
  • Certifying a building or signing off its fire safety
  • Assessing a building’s fire safety

If you are not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer before you book.

Joints and surfaces we work on

  • Plasterboard & masonry
  • Pipe & cable gaps
  • Service penetrations
  • Flats & HMOs
  • Door frames
  • Linear gaps

Work for landlords, hotels and businesses

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.

For anyone letting property in or around Fortrose, jobs at different addresses can be quoted together. Just tell us the addresses and what each one needs.

What we do, step by step

When we get to you, we check the joints match what you told us. If anything is different, we explain it before carrying on. Most jobs then take a few hours for a handful of gaps, and longer for a whole building. Around Fortrose, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. We plan the order of work and access, floor by floor or flat by flat.
  2. We take out any damaged or unsuitable sealant.
  3. Gaps are cleaned of dust and loose material.
  4. We apply and tool the sealant to the product’s tested detail.
  5. Locations and products are written up and any gaps unsuitable for sealant are flagged.

Getting ready for the visit

  • Let us know if you’ve seen damp or leaks
  • Mention any tricky access
  • On commercial sites, let us know about site rules

Fire rated sealant in Fortrose: local notes

If you run a hotel, guest house or holiday let in a coastal place like Fortrose, busy months put washrooms and kitchens under pressure, so it’s worth checking the sealant before the busiest weeks. Fire-rated sealant is installed to the manufacturer’s tested details, though we don’t certify buildings or do fire risk assessments.

If you let a flat or house near Inverness Airport station, any gap left by new services in shared walls should be closed with a fire-rated product. What affects the quote in Fortrose

There’s no set price list, because no two jobs are the same. The quote depends on:

  • How many rooms, windows or areas are involved
  • Working hours on commercial sites
  • How much there is to do
  • Which sealant suits the joint

A few things move the cost up or down: the old material and how easily it comes out, whether mould needs treating, and whether we need extra access for height. Your quote takes all of that into account.
