Fire rated sealant near Nairn

How we handle fire rated sealant in Nairn

Intumescent sealant looks much like any other sealant until it gets hot; in a fire it expands into the joint. Which product suits a gap depends on its width, the materials either side and what runs through it, so we work to the manufacturer’s details. If you have fire stopping disturbed by later work and gaps left after a refit or conversion, we can help.

For a hotel, guest house or care home in Nairn, bathrooms can be resealed room by room, around guests or residents.

There’s a 12-month guarantee on every job, whatever its size.

How the visit works

We keep the work tidy and contained to the joints we’re treating, so you can carry on as normal. The job usually takes anything from a few hours to several days, depending on how many gaps there are, and we explain the cure time before we leave. Parking around Nairn is rarely difficult, though older streets in the centre can be tight. For flats, mention the shared stair or door entry system.

  1. Access to each area is agreed so the work can run in order.
  2. Old, damaged or unsuitable sealant is removed.
  3. Dust and loose debris are cleaned from each gap.
  4. The fire-rated or intumescent sealant is applied and tooled to the tested detail.
  5. Locations and products are written up and any gaps unsuitable for sealant are flagged.

Before we arrive

  • Tell us about access, such as stairs, a lift or high-level joints
  • Mention any parking rules near the property
  • Tell us about any previous sealing or DIY attempts

Why it’s worth doing now in Nairn

For some gaps, sealant is not the right answer and another system is needed. Big openings, bundles of cables and plastic pipes may need batts, collars or wraps instead. We’ll say so if a gap needs something other than sealant. In Nairn, wind and rain soon get through failed outside joints. Indoors, failed sealant lets water into floors and ceilings.

What it costs depends on how much there is to do, how much old material has to come out and how easy the joints are to reach. You will have a clear quote before any work starts.

Fire rated sealant around Nairn

If you run a hotel, guest house or holiday let in a coastal place like Nairn, busy months put washrooms and kitchens under pressure, so it’s worth checking the sealant before the busiest weeks. There are hotels and other places to stay in and around Nairn. Hotel work can be planned room by room, with out-of-hours working where needed.

For site and facilities teams at buildings such as Nairn Academy, gaps opened by contractors for new cabling are a common finding in schools and offices. If you let a flat or house near Nairn station, any gap left by new services in shared walls should be closed with a fire-rated product. Community buildings like The High Church and Church Hall are part of the picture too: older buildings that have had new heating or wiring often have service gaps worth checking.

What affects the quote in Nairn

Your quote is based on your job. We look at:

  • The number and length of the joints
  • How many rooms, windows or areas are involved
  • Access and height
  • How much old sealant there is and how hard it is to remove

Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

What we need to know

Photos help, but a description is a good start. Please mention:

  • Whether it has been sealed before
  • Roughly how big the job is
  • The problem you’ve noticed
  • The type of property

We quote each job on its own. Just send an email to info@mrmastic.co.uk with the details, and pictures are welcome.

Nairn questions

I let a flat near Nairn station. Can you help?

Yes, we work for letting agents and landlords. You can email us at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.

Do Scottish building rules affect fire-rated sealant work in Nairn?

Building work in Scotland comes under the Building (Scotland) Regulations and their technical handbooks. Whatever the rules, fire-rated sealant has to be installed to the manufacturer’s tested details, and that’s how we fit it. We don’t certify buildings or do fire risk assessments; your assessor or building control can tell you what’s required.

Is it worth trying it myself?

Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. If it doesn’t work out, we can redo it.

Is standard sealant good enough for a fire gap?

No. It might close the gap, but it is not a fire-rated seal. Use a product tested for that gap and service, or ask us to do it.

Do you come to Nairn?

Yes. From our base in Crawley, we cover South East England, London and all of Scotland, and that includes Nairn.

Will we have a record of what was sealed?

Yes. We note each location and the product that went in, so you have it on file.

Is there any odour?

It depends on the product. Some products have a noticeable smell, others very little, and any smell fades as they cure.

Can you seal over the old sealant?

No, because it fails. The old sealant always comes out first, so the new joint bonds to clean surfaces.

Surface by surface

Masonry and concrete

For masonry and concrete, we use a product tested in that substrate. We clean out dust and debris before sealing.

Plasterboard walls

Plasterboard partitions are common in flats, offices and conversions. The sealant has to be one tested in plasterboard.

For landlords and businesses

We also work for businesses, from offices to washrooms and kitchens. For commercial premises, we can talk through working times when we quote.

Hotels need rooms back in use, so we plan the work room by room. We’ve worked in hotels as well as homes and businesses.

How to look after the new joints

How long the joints last depends on use and care. We suggest:

  • Keep the record of products and locations with your fire safety documents
  • Take pictures of fire stopping before ceilings or boxing go back
  • Do not paint over fire sealant until it has cured
  • Flag any open gap you spot round a pipe or cable

Any fire seal that is cut or drilled needs resealing to its tested detail. If you need new services through a sealed wall, plan the fire stopping as part of the job.

A flagged gap shouldn’t wait for the next assessment. Have it sealed, then keep the record.

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

If you’ve already had a go yourself, that is fine. We cut it out and start again, so tell us about it when you ask for a quote.
