Fire rated sealant in Kingsteps, done properly

Fire-rated sealant closes the gaps around pipes, cables and frames where they pass through a fire-resisting wall or floor. We apply intumescent and fire-rated sealants to the manufacturer’s tested details for each gap. Typical jobs include holes left by a change of layout and gaps flagged on a fire risk assessment, on plasterboard & masonry, service penetrations and flats & HMOs.

Commercial work around smaller Scottish places tends to mean hotels, guest houses, schools and halls rather than offices. All of them have washrooms, kitchens and fire-rated joints that need looking after.

You are covered for a year from the day we finish. If there’s a problem with it, please drop us a line at info@mrmastic.co.uk.

For landlords and businesses

We work for landlords and agents as well as homeowners. Resealing between tenancies is a simple way to keep a property in good order before the next move-in.

A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Resealing at the right time is simple maintenance.

Surface by surface

Door frames

The gap between a door frame and the wall around it needs sealing as well as the door itself. We fill it with a fire-rated product suited to the materials either side.

Linear gaps

Linear gaps run along the head of walls, at floor edges and between panels. They’re sealed with a fire-rated sealant over backing where the detail calls for it.

Questions from Kingsteps

Will you come out to Kingsteps?

Yes. Kingsteps is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

I let a flat near Nairn station. Can you help?

Yes. We work for landlords and letting agents as well as homeowners. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we will send you a clear quote.

Is there a guarantee?

Yes. Every job comes with our one-year guarantee.

Are you fully insured?

Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.

Can I use normal mastic around a pipe through a fire wall?

No. Ordinary silicone, caulk or foam is not tested as fire stopping. We cut it out and reseal with a fire-rated product.

How long does the job take?

Typically it takes from a few hours to a few days, depending on the number of gaps and the access. Bigger jobs take longer, and we’ll say how long yours will take.

What do you need from me for a quote?

Just the basics: where it is, what you’ve noticed and how we reach it. Then drop us a line at info@mrmastic.co.uk.

Will you leave a mess?

No. We protect the surfaces around the joints, and we tidy up before we go.

Should I try it myself first?

A DIY attempt does not rule out a professional job. We cut it out and start again.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

The process

Good joint work is mostly preparation, and we don’t rush it. Every joint is cleaned and dried before new material goes in. In total, it normally takes anything from a few hours to several days, depending on how many gaps there are. Somewhere like Kingsteps may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We plan the order of work and access, floor by floor or flat by flat.
  2. We take out any damaged or unsuitable sealant.
  3. Dust and loose debris are cleaned from each gap.
  4. We apply and tool the sealant to the product’s tested detail.
  5. We record what was done and flag anything that needs a different system.

Preparing for the visit

  • For indoor joints, keep the area dry beforehand if you can
  • Mention any sign-in or site rules at work premises
  • Mention any leaks or damp you’ve noticed

Fire rated sealant in Kingsteps: local notes

If you run a hotel, guest house or holiday let in a coastal place like Kingsteps, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details, though we don’t certify buildings or do fire risk assessments.

Schools such as Nairn Academy are buildings too, and gaps opened by contractors for new cabling are a common finding in schools and offices.

Kingsteps is about 1 mile north-east of Nairn, in Highland. From the centre of Kingsteps to the outskirts, we cover fire rated sealant for every kind of property, from flats and houses to offices and hotels. Our area takes in 253 places across Highland. There’s also a page for Aberdeen, roughly 71 miles from Kingsteps.

Postcode districts we cover here for fire rated sealant: IV12. Whether your property is on Burnside, Carron Street and Averon Street or a nearby road, we can help. Neighbouring places we cover for fire rated sealant include Nairn (1 mile south-west), Auldearn (2 miles south-east), Cawdor (4 miles south-west), Dyke (5 miles east) and Mundole (7 miles east). What we cannot put right

We will always be straight with you, so here’s what sealant cannot fix:

  • Construction that doesn’t provide fire resistance on its own
  • Sign-off of the building, which sits with building control or your assessor
  • Assessing a building’s fire safety

If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think.

Joints and surfaces we work on

  • Plasterboard & masonry
  • Service penetrations
  • Flats & HMOs
  • Pipe & cable gaps
  • Door frames
  • Linear gaps

Common problems we fix in Kingsteps

Much fire stopping is hidden: above ceilings, inside risers and behind panels. Because nobody sees it, gaps go unnoticed until an assessor or surveyor looks.

Any of these means the joints need attention:

  • Damaged fire sealant left by other trades
  • Joints picked up in a fire-stopping survey
  • Linear gaps at the head of walls
  • Fire seals that have cracked with movement

If you let a flat or house near Nairn station, fire-rated sealant around pipes and cables through walls and floors needs making good whenever new services go through.

Our hiring checklist

Why it’s worth doing now in Kingsteps

Paying for fire stopping that has to be redone is a false economy. Work that doesn’t follow the tested detail may have to come out again when the building is next checked. In an older home around Kingsteps, damp from a failed joint can get into timber and plaster.

A failed joint rarely gets cheaper to fix by waiting, as water and mould keep getting in. If you are unsure, send an email to info@mrmastic.co.uk for an honest opinion and a quote.
