Need remedial sealant in Kingsteps?

What happens on the day

Once we are on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours for most joints, depending on how much old sealant has to come out. Outside jobs in Kingsteps need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. First we work out whether the problem is the sealant, movement or a leak.
  2. Old beads and residue are removed down to clean surfaces.
  3. We treat any mould and dry the joint thoroughly.
  4. The right product goes in, with backing where the joint moves.
  5. We finish neatly and point out anything that needs another trade.

Advice

Remedial sealant for homes and businesses in Kingsteps

Movement and expansion joints fail when the sealant cannot stretch. The old sealant comes out and backing goes in to control the depth, then a flexible sealant matched to the movement goes in. Typical jobs include gaps opening along the back of the worktop and decorators’ caulk around a bath or shower, across failed movement joints, expansion joints and leaking tray & enclosure joints.

Bathrooms in smaller places like Kingsteps work just as hard as those in the cities. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

We stand behind the work with a 12-month guarantee.

Kingsteps homes and their sealant

Kingsteps is close to the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.

Schools such as Nairn Academy are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Kingsteps is about 1 mile north-east of Nairn, in Highland. Kingsteps gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a 12-month guarantee. 253 places in Highland are on our list, large and small. Our Aberdeen page covers work nearby, about 71 miles away.

Every address in IV12 is covered for remedial sealant. You’ll find streets such as Burnside, Carron Street and Averon Street, and we cover them all. How to look after the new joints

How long the joints last depends on use and care. Here’s what we suggest:

  • Use a soft cloth, not a scourer, on silicone
  • Find out why the sealant failed first
  • Do not point over movement joints
  • Report a tray that rocks or a worktop that lifts

Keep the room ventilated: use the extractor or open a window after showering.

If a joint has failed more than once, stop resealing it. Have someone find out why, or the next bead will go the same way.

Can I do it myself?

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is.

What sealant work cannot fix

In fairness, there are a few things sealant won’t fix:

  • A bath, tray or worktop that moves until it’s properly fixed
  • Old mastic in a building from before 2000 that should be checked for asbestos before it’s disturbed
  • Cracks in the fitting rather than the joint

If you are not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer.

Surfaces we seal

  • Shrunken worktop sealant
  • Expansion joints
  • Mouldy bath & shower sealant
  • Botched or over-sealed joints
  • Failed movement joints
  • Leaking tray & enclosure joints

Surface by surface

Movement & expansion joints

A movement joint must be able to stretch. We remove the failed sealant, fit backing and reseal with a low-modulus product.

Over-sealed & botched joints

A botched joint can hide two or three layers of sealant, and silicone residue is cleaned off the tiles too. New sealant needs a fully clean surface.

What we are called out for in Kingsteps

A lot of failed joints have been sealed over rather than replaced. Silicone does not bond to silicone, so the new layer peels, and damp and mould settle between them.

It’s worth asking for a quote if you see:

  • Beads that never stuck properly
  • A second bead peeling off the first
  • Smears and lumps from a botched reseal
  • Gaps opening along the back of the worktop

For landlords with property near Nairn station, a joint that keeps failing is best fixed properly while the property is empty.

FAQs for Kingsteps

Do you take on hotel work around Kingsteps?

Yes, hotels and guest houses are among the places we work. Rooms can be done a few at a time, so the building stays open.

Is Kingsteps within the area you cover?

Yes, Kingsteps is covered. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

I’m a tenant. Can you help?

Yes, though it’s best to check with your landlord first. Landlords are often happy for the work to be arranged.

Are you ARBOMaster approved?

Yes. Mr Mastic is an ARBOMaster approved applicator and we are fully insured too.

Should I try DIY first?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Do I need to be at home?

For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.

Where are you based?

Mr Mastic is based in Crawley. We cover Kingsteps and the rest of Highland.

Do you guarantee remedial jobs?

Yes, with our one-year guarantee. If we’ve pointed out another problem, getting it fixed helps the new joint last.

What happens if it’s left?

DIY removal often leaves scratches and a film of residue, and the residue left behind stops the next bead bonding. Careful removal is most of a remedial job. Around Kingsteps, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

The cost depends on the size of the job, how much old material has to come out and access to the work. We give a clear quote before we start, so you know where you stand.
