For landlords and businesses

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.
Remedial sealant in Culloden, done properly
With more than 20 years’ experience, our applicators have seen most of the ways sealant can fail. We are ARBOMaster approved and fully insured, and remedial work carries our one-year guarantee. We work on leaking tray & enclosure joints, mouldy bath & shower sealant and expansion joints, and common reasons people get in touch are beads that never stuck properly and caulk or the wrong sealant used in a wet area.
Bathrooms in smaller places like Culloden work just as hard as those in the cities. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.
All of our work is guaranteed for twelve months.

Culloden: your questions answered
Do you take on hotel work around Culloden?
Yes, hotels and guest houses are among the places we work. Rooms can be done a few at a time, so the building stays open.
I let a flat near Inverness station. Can you help?
Yes. We work for landlords and agents as well as householders. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.
Can I do it myself?
It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional, while a short indoor joint may be within reach.
How long should I leave it?
It depends on the product and the temperature. We tell you how long to leave it before we go.
Will it make a mess?
Tidy work is part of the job. Nearby surfaces are protected, and we clear up when we are done.
Do you hold any approvals?
Yes. We hold ARBOMaster approved applicator status.
Do you fix expansion and movement joints?
Yes. Failed movement joints are cut out and resealed with backing and a flexible sealant suited to the movement.
Can you strip sealant from an acrylic tray safely?
Yes. Residue is removed with a product suited to the surface rather than scraped hard.
When to call us in Culloden
Even good sealant ages. Mould grows into the silicone, the surface hardens and the bead shrinks. Then the only fix is removal and a new bead.
People normally contact us after spotting something like this:
- Products that weren’t meant for the joint
- A shower that leaks however often it’s resealed
- Dark patches showing through the sealant
- Sealant that came away because the surface wasn’t prepared
For landlords with property near Inverness station, failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak.

What affects the quote in Culloden
Every job gets its own quote. These are the things that affect it:
- Any working-time requirements on site
- Whether the work is at height
- Whether old sealant or filler has to be cut out
- The size of the job
No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part, and we’ll explain the quote if you ask.
What we need to know
To make quoting easier, let us know:
- What’s wrong with the joints now
- If it’s domestic, commercial or a hotel
- How we’d reach the joints
- Whether it has been sealed before
There’s no standard price list. Instead, your job gets its own clear quote. To get started, send an email to info@mrmastic.co.uk.
Honest limits
A few problems are outside what sealant work can do:
- Plumbing leaks behind walls or under trays
- Failed tanking or loose tiles behind the sealant
- Movement from fittings that are not supported
If you are not sure, just email us at info@mrmastic.co.uk and we’ll give you a straight answer.
Surfaces we seal
- Mouldy bath & shower sealant
- Botched or over-sealed joints
- Expansion joints
- Failed movement joints
- Shrunken worktop sealant
- Leaking tray & enclosure joints
Looking after it afterwards
Simple care keeps the joints in good condition. We recommend:
- Don’t wait for a small gap to become a leak
- Clean sealant with mild products only
- Check ceilings under showers for marks
- Keep the room well ventilated
Ventilation keeps mould away from the new bead: use the extractor or open a window after showering.
Movement joints that have split let water into the structure, and the longer it’s left, the more the joint edges break down. A joint with sound edges is far easier to reseal.

What else we do in Culloden
What happens on the day
We work through the job in order: protect, prepare, seal, tidy. For most jobs that takes a few hours for most joints, depending on how much old sealant has to come out, and the area is left clean. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- We look at how the sealant has failed and check for movement or a leak path.
- Every layer of old sealant is cut and cleaned out.
- We clean the joint, treat any mould and let it dry.
- Where the joint moves, backing and a flexible sealant suited to the movement go in.
- Finally we finish the joint and talk you through what we found.
How to prepare
- Tell us if parking is tricky
- Mention any tricky access
- For indoor joints, keep the area dry beforehand if you can

Related advice
Different surfaces, different methods
Over-sealed & botched joints
Botched joints sometimes have damaged edges from earlier scraping. We take care not to make it worse, and point out any existing damage.
Leaking trays & enclosures
Repeat shower leaks often come from a tray that flexes or an enclosure sealed in the wrong place. Both are checked before we reseal.
What remedial sealant looks like in Culloden
Culloden is within about 2 miles of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, which wears sealant and grout out faster than in a quiet home. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.
In the older streets around Barn Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. Managing a site like Culloden Academy? Then its toilets, changing areas and kitchens need their sealant renewed like any other building’s.
