Newlands of Culloden Remedial Sealant
Failed sealant joints in Newlands of Culloden need attention? We cut out the old, prepare the joints and apply the right sealant.
- Wide, uneven beads that look worse than the old ones
- Worktop sealant that has shrunk and split
- Sealant peeling off a dusty or damp surface
DIY sealant or a professional job?
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
About our remedial sealant in Newlands of Culloden
Two decades of sealant work means we recognise most failures quickly. We’re ARBOMaster approved and fully insured, and remedial work carries our one-year guarantee. We work on leaking tray & enclosure joints, botched or over-sealed joints and mouldy bath & shower sealant, and the jobs we see most are black mould underneath the bead and torn expansion joints.
Bathrooms in smaller places like Newlands of Culloden work just as hard as those in the cities. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.
Your job is guaranteed for a year, as with all our work.

Quotes for remedial sealant in Newlands of Culloden
The price is agreed before any work begins. It’s based on:
- Whether there’s mould to deal with
- The number of rooms or windows
- How much old sealant there is and how hard it is to remove
- The product the joint needs
Instead of a standard rate, we price the job in front of us: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.
What we need to know
To help us quote quickly, let us know:
- The problem you’ve noticed
- How many joints, rooms or windows are involved
- If someone has resealed it before
- Whether it’s a home or a business
Getting a quote is simple: let us know what needs doing and where, and roughly how big it is. A few pictures by email make the job easier to understand, and we will take it from there.

When is the sealant fully cured?
That depends on the sealant used, so follow the cure time we give you.
Can you remove sealant that’s been put over old sealant?
Yes. Stripping layered sealant takes longer than a normal reseal, but it’s the only way the new joint will last.
Do I have to be there?
We need access to the joints, so we’ll agree that with you when we book. Indoors, that generally means someone at home.

Yes. Several rooms, windows or areas can go on one quote.
Where are you based?
We are a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.
Can you strip sealant from an acrylic tray safely?
Yes. Careful removal is most of a remedial job, particularly on softer surfaces like acrylic.
What we do, step by step
Once we are on site, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours for a typical bath or shower, longer where several layers have been applied. Somewhere like Newlands of Culloden may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- First we find out how and where the joint has failed.
- Every layer of old sealant is cut and cleaned out.
- We clean the joint, treat any mould and let it dry.
- We use the right backing and sealant for any joint that moves.
- We tool the joint and tell you about anything else that needs attention.
Before we arrive
- Let us know about earlier repairs to the joints
- Tell us if parking is tricky
- Let us know if you’ve seen damp or leaks

Newlands of Culloden homes and their sealant
Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
For landlords with property near Inverness Airport station, failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak. Managing a site like Culloden Academy? Then washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Worktops & kitchens
Kitchen joints often have grease and cleaning residue deep in them, so we spend extra time cleaning before resealing.
Leaking trays & enclosures
Repeat shower leaks often come from a tray that flexes or an enclosure sealed in the wrong place. We check both before we reseal.

Why act early in Newlands of Culloden
Mould under a bead cannot be reached by cleaning. The layers have to come out, and the joint treated and dried before resealing. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Ask us for a quote and we will explain what it covers.

Keeping the joints in good condition
A little care helps the new joints last. We recommend:
- Check ceilings under showers for marks
- Never seal over old silicone
- Deal with small splits early
- Run the fan after every shower
Go easy on the new sealant: no scraping, scouring pads or harsh chemicals.
Warning signs: sealant lifting at the ends, a second bead visible on top of the first, black mould under the silicone, or stains below a bathroom. Any of them means it’s time for remedial work.
