What the job involves on each surface

Aluminium frames

Aluminium needs a sealant that bonds to coated metal, and acetoxy silicones are not used, as they can attack some metals. Neutral-cure sealant is the safe choice.

Patio & French doors

The joints around patio doors run a long way, top, sides and threshold. The threshold and the bottom corners take the most water, so they get particular care.

Window mastic in Culloden, done properly

From a single sill to a whole house of windows, you’ll get a clear quote before we start. Just email us at info@mrmastic.co.uk and tell us how many frames there are and how they’re reached. If you have mastic that’s falling out in pieces and a bead that doesn’t match the frame, we can help, whatever the surface.

Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.

We stand behind the work with a one-year guarantee, so you are covered after we’ve gone.

The process

Our applicators work methodically: protect, prepare, seal, tidy. For most jobs that takes anything from an hour or two to a full day, depending on how many frames there are and we leave things clean and tidy. Outdoor work around Culloden depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. First, we confirm safe access to each frame.
  2. Old, cracked mastic is removed completely.
  3. Frame and wall are cleaned and must be dry before sealing.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. We tool the joint so water runs off, then clear up.

Advice

DIY versus a professional finish

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Your questions about window mastic in Culloden

Do you cover smaller places like Culloden?

Yes, smaller places are covered as well as towns. We work across all of Scotland. Just mention lanes, gates or anything else about the route when you book.

Is window mastic in a coastal place like Culloden any different?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.

Can you match the sealant to my frames?

Yes. White, brown, anthracite grey, black and clear sealants are all available, so the joint suits the frame.

Can new sealant go over the old?

No. We remove every bit of old sealant first.

Can tenants book the work?

We’re happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.

Will resealing my frames help with draughts?

It will if the frame joint is the problem. We check where the draught is before any work starts.

How long should I leave it?

Different products cure at different speeds, so please follow the time we give you.

Can you do upstairs windows?

Yes, as long as they can be reached safely. Let us know about access when you ask for a quote so we can plan the job.

Quotes for window mastic in Culloden

Your quote is based on your job. We take into account:

  • The old material and how stubborn it is
  • The size of the job
  • Whether the work is at height
  • Any working-time requirements on site

What you pay reflects the work, not a rough estimate. That’s why we ask a few questions first and agree the price before starting.

Helping us quote

Before you ask for a quote, have a think about:

  • Whether it has been sealed before
  • The rough size of the job
  • Whether it’s a home or a business
  • Access, such as stairs, a lift or height

Call for a quick quote, or send an email if you’d rather. Tell us about the joints that need doing and we’ll explain what’s involved and send you a clear quote.

What sealant work can’t fix

We will not take on work that will not last, so these are the limits:

  • Penetrating damp from a failed cavity tray or render
  • A frame that has rotted at the joint
  • A failed sealed unit that has misted up

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before you book.

Culloden homes and the weather

Culloden is within about 2 miles of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on the mastic around window and door frames, especially on the side facing the sea. Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic.

For landlords with property near Inverness station, renewing tired window mastic between tenants heads off draught and damp complaints. Schools such as Culloden Academy are buildings too, and the mastic around its windows and doors needs looking after like any other building’s. For an older house near a landmark such as Barn Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

Culloden is about 1 mile north-east of Cradlehall, in Highland. Across Highland, we cover 253 places, Culloden among them. We also work in Aberdeen, about 79 miles from Culloden.

Leave it or put it right?

Draughts and leaks don’t always mean new windows. Where the frames are sound, new mastic usually deals with draughts and leaks at the edges. Problems with the glass or gaskets are for a window company, and we will say so. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Doing several joints on one visit is generally more efficient than separate visits. You’ll get one clear quote for the whole job.

Aftercare tips

How long the joints last depends on use and care. We suggest:

  • Avoid blasting the frames with a pressure washer
  • Paint up to the joint, not over it
  • Make sure the drainage slots are not blocked
  • Walk round the house once a year and look at the joints

Most silicone sealants will not take paint, so mention any painting plans before any work starts. There are paintable sealants for joints that need it.

Water gets in quietly when mastic fails. You might not see it until plaster blows or a damp patch appears inside. Catching it early keeps the fix to a reseal.
