Culloden Commercial Sealant
Problem with your washrooms, bathrooms and kitchens in Culloden? We remove the old material, prepare the joints and seal them properly, with a one-year guarantee.
- Washroom sealant that looks dirty however often it’s cleaned
- Silicone laid over old silicone by a previous contractor
- Washrooms that need sorting before an inspection
How to look after the new joints
Looking after new joints is easy:
- Check the joints during routine room inspections
- Plan resealing around quiet periods
- Don’t leave a failed joint until the next refurbishment
- Use mild cleaners on sealant, not bleach or abrasives
Make it easy for staff to flag a failing joint. Catching one split early can save a leak later.
Water from a failed shower seal can travel: into ceilings below, walls next door and service voids. Early resealing keeps it from getting that far.
Commercial sealant for homes and businesses in Culloden
Guest bathrooms are cleaned every day and used by different people every night, so sealant there has a hard life. Rooms are resealed in batches, so only a few are out of use at once, with a cure time for each room so housekeeping know when to release it. We work on welfare facilities, retail & leisure sites and office washrooms & kitchens, and the jobs we see most are black, stained silicone in guest bathrooms and leaking joints in shower rooms and changing areas.
For a place like Culloden, the journey and timings are planned in advance, so the job can fit around guests, residents or opening hours where possible.
We stand behind the work with a 12-month guarantee, so you’re not left on your own once the job is done.

The process
Once we are on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. Most jobs then take a few hours per area, with larger sites planned over several visits. Around Culloden, distance and access matter more than parking. Let us know how to find you and how to reach the joints.
- We walk the site with you and agree the rooms, the order and the hours.
- Each area is protected and the old sealant cut out completely.
- Joints are cleaned, treated for mould and dried.
- We lay the right sealant for each area, with anti-fungal silicone in wet rooms.
- We check every room and give its cure time for housekeeping.
How to prepare
- Mention any leaks or damp you’ve noticed
- Clear the area around the work
- Mention any tricky access

Advice
What affects the cost of commercial sealant
For a quick quote, just ask. The main things that affect it are:
- How much old sealant there is and how hard it is to remove
- The number and length of the joints
- Whether the work is at height
- Any mould that needs treating
There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote and we’ll talk you through it.
Asking for a quote
You don’t need to know the technical terms. Just tell us:
- The address or postcode of the job
- How many joints, rooms or windows are involved
- Pictures of the joints, sent by email
- What the problem is, such as mould, gaps, leaks or cracking
Call for a quick quote, or email us if that’s easier. Tell us about the joints that need doing and we’ll explain what’s involved before giving you a price.
What we’re called out for in Culloden
Commercial bathrooms get far more use than domestic ones, and daily cleaning with strong chemicals wears sealant down. That is why sealant fails sooner.
Common reasons people contact us are:
- Failed joints in office kitchens and tea points
- Washroom sealant that looks dirty however often it’s cleaned
- Mouldy bathrooms flagged at a tenancy check
- Failed floor-level joints in accessible wet rooms
If you look after a church, hall or community building such as Barn Church, halls and community kitchens see heavy use, and their sealant shows it.
What to look for in a quote
- What insurance they hold
- How hidden problems are handled
- Is the old sealant removed completely?
- Is VAT in the price?
Workplaces and buildings in Culloden
If you run a hotel, guest house or holiday let in a coastal place like Culloden, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. In Scotland, private landlords have to meet the Repairing Standard, so landlords with several properties often need sealant work across them all.
Rented homes near Inverness station change hands often, and several rental properties can be resealed on one programme. Managing a site like Culloden Academy? Then sealant in washrooms, kitchens and changing areas can be renewed around term times or opening hours.

When it is not the sealant
In fairness, some problems need a different trade:
- Fire risk assessments or certification
- Extraction that isn’t working, which needs an electrician or ventilation contractor
- Water coming from plumbing rather than sealant
If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think.

Leave it or put it right?
Before an inspection, audit or busy season, sealant is easy to overlook. Planning the work ahead means rooms are finished and cured in time. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water behind a failed seal does the most damage when nobody’s watching.
Doing several joints on one visit is generally more efficient than separate visits. You’ll get one clear quote for the whole job.

Culloden questions
Do you work for hotels and guest houses in Culloden?
Yes. Hotel and guest-house work is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.
Do you cover smaller places like Culloden?
Yes, Culloden is covered. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.
Do you offer different sealant colours?
We help you choose a colour that suits, from white and clear to greys and other shades. The choice depends on the product the joint needs.
What sealant do you use?
It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.
Should I try DIY first?
Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.
Do you work for landlords and agents?
Yes. For several properties, we can plan the work as one programme, fitting around access to each property.
Do you hold any approvals?
Yes. Mr Mastic is an ARBOMaster approved applicator, and we’re fully insured.
Is it messy?
No. We work neatly, protect the area around the joints and tidy up afterwards.
DIY sealant or a professional job?
If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
