About our fire rated sealant in Culloden
Fire stopping only performs as intended if it’s done to the detail: the right depth, the right backing and the right product for the substrate. That detail is what we take care over, gap by gap. We’re often asked to deal with holes left by a change of layout and unsealed gaps where pipes and cables go through a wall, on linear gaps, flats & HMOs and door frames.
In a smaller place like Culloden, commercial jobs are more likely to be a hotel, guest house, school, surgery or community hall than an office block. All of them have washrooms, kitchens and fire-rated joints that need looking after.
Each job carries a 12-month guarantee, large or small.

When something else is needed
Honest advice matters more to us than a booking, so here’s what sealant cannot fix:
- Sign-off of the building, which sits with building control or your assessor
- Walls or floors that weren’t built to resist fire
- Fire doors that need new seals, closers or hardware
If in doubt, drop us a line at info@mrmastic.co.uk and we’ll say what we think before booking.
What we seal
- Linear gaps
- Service penetrations
- Pipe & cable gaps
- Door frames
- Plasterboard & masonry
- Flats & HMOs
What the job involves on each surface
Door frames
The gap between a door frame and the wall around it needs sealing as well as the door itself. We seal that gap with a fire-rated sealant suited to the frame and wall.
Masonry and concrete
Preparation counts on brick, block and concrete. We brush and vacuum the gap and use backing where the detail needs it before the sealant goes in.
DIY sealant or a professional job?
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.
How it works
On the day, we start by going over the job with you, so you know exactly what we are doing. We protect the surfaces around the joints before any work starts. Most jobs take a few hours for a handful of gaps, and longer for a whole building. Outdoor work around Culloden depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.
- We go through the gaps on your list or survey and check each one’s size and substrate.
- Anything that isn’t fit for the job comes out, and the gap is cleaned.
- Backing or fill is fitted where the product’s tested detail calls for it.
- We apply the fire-rated or intumescent sealant to the specified depth and tool it.
- Locations and products are noted so you have them on file.
Before we arrive
- Keep children and pets away from the work area
- Let us know about stairs, lifts or work at height
- Mention any sign-in or site rules at work premises

What affects the quote in Culloden
The price is agreed before any work begins. It’s based on:
- When we can work, for business premises
- How much old sealant there is and how hard it is to remove
- How many rooms, windows or areas are involved
- Whether there’s mould to deal with
Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all play a part, and we’ll explain the quote if you ask.
Helping us quote
When you contact us, it’s useful to know:
- A few pictures by email, if you can
- Roughly how big the job is
- What’s wrong with the joints now
- The address or postcode of the job
Call for a quick quote, or email us if that is easier. Describe what needs sealing and we’ll explain what’s involved before giving you a price.
Why act early in Culloden
Leaving a gap until a refurbishment comes round can mean years with it open. On its own, sealing it now is a small job that does not depend on other work. Around Culloden, water from a failed joint in an older stone home can soak into timber and plaster.
Homes and businesses are quoted the same way: the amount of work, the access and the products needed. Call for a quick quote and we will go through it with you.

Your questions about fire rated sealant in Culloden
Will you come out to Culloden?
Yes, Culloden is covered. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.
Do you work for hotels and guest houses in Culloden?
Yes. Hotel and guest-house work is part of what we do. Work can be planned room by room, and out-of-hours working can be arranged.
Do you do fire sealant around door frames?
Yes. We seal the gap between the frame and the wall with a suitable fire-rated product following the tested details. The door leaf and its hardware need a door specialist.
Will you assess my building’s fire safety?
No, we do not assess buildings. When your assessor or designer has set out what’s needed, we’ll quote for the sealant work on it.
I’m a tenant. Can you help?
We are happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.
What do you put in the joint?
It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.
Can you give us a record of the work?
Yes. You get a list of where we worked and what we used for your files.
Can you quote for more than one area?
Yes. Several rooms, windows or areas can go on one quote.
Workplaces and buildings in Culloden
If you run a hotel, guest house or holiday let in a coastal place like Culloden, heavy use in the busy months is hard on washroom and kitchen sealant, and any building work there should leave fire-rated joints made good. Scotland has its own building regulations, the Building (Scotland) Regulations, with technical handbooks. Fire-rated sealant is installed to the manufacturer’s tested details, though we don’t certify buildings or do fire risk assessments.
For buildings such as Barn Church, service openings in its walls need the right fire-rated sealant, as in any building. If you let a flat or house near Inverness station, any gap left by new services in shared walls should be closed with a fire-rated product. If you look after a building such as Culloden Academy, fire-stopping around service openings should be restored whenever new services go in.

How to look after the new joints
Simple care keeps the joints in good condition. Our advice:
- Tell trades working in the building that fire seals must be put back
- Check risers, ceiling voids and cupboards during building checks
- Get damaged fire seals looked at promptly
- Store the list of sealed gaps with your building paperwork
Include fire stopping in your regular building checks. Look for cracks, gaps or sealant that has been cut or pulled out and get them seen to.
Leave a fire-stopping gap open and smoke can move through the building much more easily. Sealing it early is a simple step to take.
