Window Mastic in Viewhill
Our applicators work in Viewhill on mastic around window and door frames, sills and patio doors. Old sealant removed completely, joints prepared properly and every job guaranteed for a year.
- Rushed sealant from a window installation
- Mastic that has split away from the wall
- Damp patches on the reveal after heavy rain
How we handle window mastic in Viewhill
The new joint does not have to be white. White, brown, anthracite grey, black and clear sealants are all available, so the line suits the frame instead of standing out. Common call-outs are for mastic that’s falling out in pieces and damp patches on the reveal after heavy rain, on timber windows & doors, patio & French doors and aluminium frames.
In and around a place like Viewhill, homes range from older stone-built cottages to newer houses. Wind-driven rain finds any gap around a frame or sill, so the mastic there works hard.
You get a one-year guarantee, the same in Viewhill as everywhere else we work.

Frames and glazing around Viewhill
Viewhill is within about 3 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on the mastic around window and door frames, especially on the side facing the sea. The west of Scotland is wetter than the east, which means the mastic around window and door frames has to cope with a lot of rain.
In the older streets around Barn Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. If you let a flat or house near Inverness Airport station, renewing tired window mastic between tenants heads off draught and damp complaints.

What we do, step by step
The work is kept neat and contained to the joints we are treating, so you can get on with your day. Expect the work to take a few hours for a handful of frames, longer for a whole house, and we explain the cure time before we leave. For a place like Viewhill, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- First we look at every frame and agree the list.
- We remove the old mastic and clean the frame and the wall.
- We fit backing rod in deep gaps so the sealant is the right depth.
- New exterior sealant goes on in a matching colour and is tooled smooth.
- Finally we tidy up and check each joint.
Before we arrive
- Clear items away from the joints we are working on
- Mention any tricky access
- Tell us if parking is tricky

What we cannot put right
A few problems are outside what sealant work can do:
- Damp coming through the wall itself rather than the frame joint
- A sash or casement that won’t close properly
- Misting between the panes of a double-glazed unit (that needs a new unit)
Not sure which it is? You can email us at info@mrmastic.co.uk and we will tell you honestly.
What we seal
- Patio & French doors
- Window sills
- uPVC windows
- Aluminium frames
- Timber windows & doors
- Composite doors
Looking after it afterwards
Once the sealant has cured, a few habits help it last:
- Wash the frames with mild soapy water
- Do not use solvent cleaners on the joint
- Wipe condensation off the frames
- Don’t aim a pressure washer at the joints
Keep the new mastic undisturbed while it cures, following the cure time we give you. Keep jet washers away from the frames.
Water gets in quietly when mastic fails. Often the first sign is a damp patch inside or flaking paint on the reveal. Early resealing stops it reaching that point.
For landlords and businesses
Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. Several properties can go on one quote.
Housing providers, facilities teams and property managers book us too in Viewhill and across Highland. We can quote a run of properties together, and we’re fully insured for the work.
Viewhill: your questions answered
Do you work for landlords with property near Inverness Airport station?
Yes, landlords and agents are among the people we work for. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we will send you a clear quote.
Does living near the coast affect window mastic in Viewhill?
Near the sea, outside joints face more wind, rain and salt than they would inland, so the choice of sealant and the preparation matter even more. It’s worth checking the walls that face the sea first.
Will the old sealant be removed?
Yes, always, and completely. New silicone doesn’t stick to old silicone, so the joint is cleaned back first.
Which products do you use?
The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.
Is the new sealant paintable?
Not if it’s silicone. We choose the product with your decorating in mind, so mention it when you book.
Will it make a mess?
No. We protect the surfaces around the joints, and we tidy up before we go.
Do you come to Viewhill?
Yes. From our base in Crawley, we cover South East England, London and all of Scotland, Viewhill included.
How long before the joint can be used?
It depends on the product and the conditions. Before we leave, we’ll tell you the cure time.
What happens if it’s left?
Not every sealant suits a window. Decorators’ caulk and bathroom silicone aren’t designed for outside joints that move. An exterior, low-modulus sealant stays flexible in sun and frost. In a place like Viewhill, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.
Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs. Ask us for a quote and we’ll go through it with you.

Surface by surface
Window sills
Where a sill meets brick or render, the ends often crack first. A tight seal at each end keeps rain out of the wall.
Patio & French doors
Door frames take knocks and movement every time the doors are used. The sealant must cope with it.
What we’re called out for in Viewhill
Every frame moves through the day. Sun on a frame makes it expand, and it contracts again overnight, while the masonry beside it stays put. A sealant that cannot keep up eventually tears.
Look out for any of the following:
- Water coming in at the bottom corners of a door
- Cracked or shrunken mastic around the frame
- Cracked sealant at the sill ends
- Old mastic that has gone black or come away
If you look after a building such as Culloden Academy, the mastic around its windows and doors needs looking after like any other building’s.
What to look for in a quote
- Who turns up on the day
- What insurance they hold
- Whether they seal over old material or remove it
- What preparation is included
