Window mastic in Newlands of Culloden: local notes

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. The west of Scotland is wetter than the east, so there’s plenty of rain for the mastic around window and door frames to keep out.

Rented homes near Inverness Airport station change hands often, and renewing tired window mastic between tenants heads off draught and damp complaints.

Newlands of Culloden is about 6 miles east of Inverness, in Highland. Newlands of Culloden gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a 12-month guarantee. Our Highland coverage runs to 253 places, and Newlands of Culloden is one of them. We also work in Aberdeen, around 76 miles away.

We work across the IV2 postcode area for window mastic and the streets around it. Window mastic is available to properties on Sunnyside, Brookfield and Newlands and the roads around them. You’ll find Newlands of Culloden on the B9006, which makes it straightforward to reach. Window mastic in Newlands of Culloden

Frames and walls don’t move together. Plastic and aluminium frames move with the temperature, while masonry stays fairly still. That’s why the joint needs a flexible, low-modulus sealant rather than something rigid. We work on uPVC windows, window sills and timber windows & doors, and common reasons people get in touch are sealant in the wrong colour for the frame and whistling draughts around closed windows.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

We stand behind the work with a 12-month guarantee, so you’re not left on your own once the job is done.

For landlords and businesses

Businesses can book us for washrooms, kitchens, offices and more. On commercial sites, working times can be discussed when we quote.

Signs you need window mastic in Newlands of Culloden

Water runs down the glass onto the sill, so the sill ends and the joint below the frame are common leak points. When that sealant fails, water gets into the wall or under the frame.

Most people get in touch when they notice something like this:

  • Leaking joints at the ends of sills
  • White mastic on grey or black frames
  • Whistling draughts around closed windows
  • Hard, cracked sealant around windows

For site and facilities teams at buildings such as Culloden Academy, its window and door frames need their mastic kept sound, just like a home’s.

What we cannot put right

To be straight with you, some problems need a different trade:

  • A frame that has rotted at the joint
  • A door that needs adjusting, rehanging or new seals
  • A sash or casement that will not close properly

If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think.

Joints and surfaces we work on

  • Window sills
  • Patio & French doors
  • Timber windows & doors
  • Aluminium frames
  • uPVC windows
  • Composite doors

How to look after the new joints

How long the joints last depends on use and care. We suggest:

  • Paint up to the joint, not over it
  • Air rooms to keep condensation down around windows
  • Keep timber frames painted
  • Wash the frames with mild soapy water

Have a look at the joints once a year, ideally after winter. Cracks and lifting edges are easy to spot early.

Draughts get worse, not better. As old mastic keeps shrinking, the gap widens, and heat escapes around the frame. A new joint closes it up.

How the job changes by surface

uPVC windows

Some uPVC windows were sealed at fitting with a quick bead that never bonded. It comes out, deep gaps get backing rod and the joint is resealed.

Composite doors

A composite door usually sits in a plastic outer frame, so its perimeter joint is sealed much like a window. We match the colour to the frame.

How it works

Good joint work is mostly preparation, so that is where we spend the time. Every joint is cleaned and dried before new material goes in. In total, it generally takes most of a day for a typical house, less for a few frames. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. Each frame is looked over and we agree which ones need resealing.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Where the gap is deep, backing rod goes in first.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. Every joint is tooled smooth and checked before we leave.

How to prepare

  • On commercial sites, let us know about site rules
  • Mention any leaks or damp you’ve noticed
  • Let us know about parking restrictions

Should I try it myself first?

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so just mention it when you contact us.
