Bathroom resealing in Kingsteps, done properly
With over 20 years in the trade, we reseal baths, showers and kitchens in homes across Kingsteps. We are fully insured ARBOMaster approved applicators, and the work comes with a 12-month guarantee. Typical jobs include two layers of silicone, both failing and cracked, shrunken or lifting silicone, across kitchen worktops & upstands, baths and sinks & splashbacks.
Being further from a city doesn’t change the work: old material out, joints cleaned and dried, and a fresh, even finish. We just plan the journey and access beforehand.
We guarantee the work for a year. If something isn’t right with it in that time, tell us and we’ll put it right.

Should I try it myself first?
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

How we quote for bathroom resealing
The quote reflects the job in front of us. We take into account:
- Whether there’s mould to deal with
- How many areas need sealing
- Whether old sealant or filler has to be cut out
- Whether the work is at height
What it costs depends on how much there is to do, how much old material has to come out and access to the work. We give a clear quote before any work starts.

What bathroom resealing looks like in Kingsteps
Kingsteps is within about 1 mile of the coast. Near the coast, holiday lets and guest houses can see bathrooms used by one guest after another, and sealant and grout that work that hard wear out sooner. In Scotland, private landlords have to meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
For landlords with property near Nairn station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.
Kingsteps is about 1 mile north-east of Nairn, in Highland. What happens on the day
When we get to you, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. After that, the work takes a couple of hours for a single bath or shower. For a place like Kingsteps, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- We start by protecting the area and stripping out the old bead.
- Next, the joint is cleaned and any mould is treated.
- Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
- New anti-fungal silicone goes on in a colour to suit and is tooled to a clean finish.
- We clear away and tell you when it can get wet, generally after around 24 hours.
Preparing for the visit

Advice
How the job changes by surface
Kitchen worktops & upstands
Kitchen joints need more degreasing than bathroom ones, since cooking leaves a film that stops silicone sticking. Proper degreasing is what helps the new joint last.
Shower trays & enclosures
There are normally two jobs in a shower: the tray-to-wall joint and the enclosure joints. Both get soaked every time the shower runs, so both are resealed with anti-fungal sanitary silicone.
Common problems we fix in Kingsteps
The wrong product fails fast. Acrylic caulk and general-purpose sealants aren’t designed for a joint that is wet every day, so they stain, crack or go mouldy before long. Wet areas call for a sanitary silicone with an anti-fungal additive.
Common reasons people contact us are:
- Two layers of silicone, both failing
- Lumpy, uneven sealant from a DIY attempt
- Gaps between the worktop and the wall
- Mouldy sealant that has gone black
For site and facilities teams at buildings such as Nairn Academy, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Why it’s worth doing now in Kingsteps
A failed joint gets more costly to put right the longer it’s left. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, and that is a far bigger job than a reseal. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
Leaving a failed joint generally makes the job bigger, not smaller, as water and mould keep getting in. If you’re unsure, send an email to info@mrmastic.co.uk and we will give you an honest view and a quote.
