Bathroom resealing in Dyke
With over 20 years in the trade, we reseal baths, showers and kitchens in homes across Dyke. We’re ARBOMaster approved and fully insured, and the work comes with a 12-month guarantee. We work on wet rooms, kitchen worktops & upstands and shower trays & enclosures, and common reasons people get in touch are failed sealant on the screen profile and leaks into the floor or ceiling below.
A bathroom in a place like Dyke gets the same daily wear as one in a city flat. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.
The work is covered for a year after we finish. If anything isn’t right with it, email us at info@mrmastic.co.uk.

How we quote for bathroom resealing
Jobs vary more than people expect. The main factors:
- How much old sealant there is and how hard it is to remove
- When we can work, for business premises
- Access and height
- The size of the job
Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part, and we’ll explain the quote if you ask.
Asking for a quote
When you contact us, these details help:
- How we’d reach the joints
- Where the property is
- Any previous sealing or DIY work
- The type of property
It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we will talk you through what we’d do. When it suits you, email us at info@mrmastic.co.uk.
What we do, step by step
When we get to you, we check the joints match what you told us. If anything is different, we explain it before carrying on. Most jobs then take a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen. For a place like Dyke, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.
- First, each joint is checked for movement and signs of water.
- The old silicone is cut out completely, along with the film it leaves on the tiles.
- The joint is cleaned, degreased and treated for mould.
- With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
- We tool the bead to a neat finish and give you the cure time, generally around 24 hours.
Getting ready for the visit
- Move anything stored near the joints
- Where the joints are inside, avoid wetting them before we arrive
- Mention if the joints have been sealed before

FAQs for Dyke
Can you help a landlord with a rental near Forres station?
Yes. We work for landlords and letting agents as well as homeowners, and several properties can go on one quote. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.
Will you come out to Dyke?
Yes, we do. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Do I need to be at home?
It depends on the job. For work indoors, someone needs to let us in, and for outside work we will agree access with you when we book.
Do you do kitchens as well as bathrooms?
Yes, often alongside a bathroom. Next to the sink we use a food-safe product where it’s needed.
Can you get rid of the black mould in my sealant?
Yes, by replacing the sealant. Cleaning products may lighten it, but the lasting fix is new anti-fungal silicone on a clean, treated joint. Airing the room well helps stop it returning.
How long does the new silicone need before I use the shower?
Silicone is touch-dry quite quickly, but it takes longer to cure. Keep water off it for around 24 hours, or follow the cure time we give you.
Is it messy?
Tidy work is part of the job. Nearby surfaces are protected.
How long does it take to reseal a bath or shower?
It depends on how many joints there are and how much old sealant has to come out. For most single baths or showers, allow a couple of hours.
Bathroom resealing around Dyke
Dyke is within about 3 miles of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, which wears sealant and grout out faster than in a quiet home. Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in.
In the older streets around Dyke Parish Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant. If you let a flat or house near Forres station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.
Dyke is about 3 miles west of Forres, in Moray. Across the IV36 area, we can carry out bathroom resealing at your property. Across Moray, we cover 58 places, and Dyke is one of them. There’s also a page for Aberdeen, about 66 miles away.
Every address in IV36 is within our area for bathroom resealing, from the main roads to the quietest streets. If you need bathroom resealing at a property on Davidson Place, Darklass Road and Fir Park or anywhere close by, we can help. Sinks & splashbacks
Water getting under the rim of an inset sink can soak the worktop. We reseal the visible edge of the sink where it has failed.
Baths
Acrylic baths flex the most, and even steel and cast iron baths settle slightly when full. Loading the bath with water before sealing allows for it.
What happens if it’s left?
Fresh sealant smartens a bathroom or kitchen with very little disruption, which helps when a home is being let or put on the market. Lumpy sealant with smears on the tiles has the opposite effect. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you are not sure whether it needs doing, send an email to info@mrmastic.co.uk for an honest opinion and a quote.

Looking after it afterwards
How long the joints last depends on use and care. Here’s what we suggest:
- Clean with a mild bathroom cleaner and a soft cloth
- Squeegee the walls and tray after use
- Avoid abrasive pads on the sealant
- Let new sealant cure fully before it gets wet
Give the silicone time to cure before it gets wet, following the cure time we give you. After that, a quick wipe after showering helps keep it clean.
Do not wait for a refit to deal with failed sealant. Sealant is a maintenance item, like the paint on a window frame, and replacing it when it fails protects the rest of the room.
What we can’t put right
We’d rather tell you now than do work that won’t last, so here’s what sealant cannot put right:
- Cracked or missing grout between tiles (that is regrouting)
- A cracked shower tray or bath (that needs repair or replacement)
- Leaks from a shower valve, waste or pipework (a plumber’s job)
If you are not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer.

DIY versus a professional finish
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it doesn’t work out, we can still put it right.
