Bathroom resealing in Kinloss

Bathroom resealing for homes and businesses in Kinloss

Across Kinloss, the joints we reseal are the ones that fail in any home: bath edges, tray joints, basin backs and kitchen upstands. Each one is stripped, cleaned and dried before new silicone goes in. We’re often asked to deal with a bead that has pulled away from the tiles and new sealant laid over old sealant that is now lifting, on baths, wet rooms and shower trays & enclosures.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Older buildings can move a little, and that shows first in cracked grout and split sealant.

How the job changes by surface

Sinks & splashbacks

Water getting under the rim of an inset sink can soak the worktop. We reseal the visible edge of the sink where it has failed.

Kitchen worktops & upstands

Laminate worktops swell if water gets into the core. A continuous bead along the back keeps water out, as long as the worktop itself is firmly fixed.

Why it’s worth doing now in Kinloss

Tired sealant is not a reason to replace a bath or shower. Replacing the joint is generally all it takes. If something else is wrong, we’ll tell you. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Rather than a set price list, we look at what your job involves: the amount of work, the old material and the access. You will know the price before we begin.

Should I try it myself first?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, then guaranteed for a year.

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

What we do, step by step

Before we leave, we go over the finished joints with you and tell you how long to leave it. The work normally takes a couple of hours for a single bath or shower, depending on the size of the job. Outdoor work around Kinloss depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.

  1. Protection goes down around the bath, shower or worktop.
  2. Old sealant is sliced away and the residue removed.
  3. Mould is treated, then the joint is left to dry thoroughly.
  4. Any bath is filled with water, then we lay a bead of anti-fungal silicone in white, clear or a matching colour.
  5. The joint is finished neatly and we explain when it can get wet.

Aftercare tips

Good habits help new joints last longer. A few tips:

  • Dry the bead with a towel now and then
  • Use gentle cleaners on the silicone
  • Don’t leave water standing on kitchen joints
  • Give the silicone its full cure time

Keep water off the new bead until it has cured, which is generally around 24 hours. After that, a quick wipe after showering helps keep it clean.

Watch for the early signs: lifting ends, gaps, dark shadows under the bead or a stain downstairs. If you spot one, it’s time to reseal.

What we are called out for in Kinloss

Sealing over old silicone is one of the commonest mistakes we find. New silicone will not bond to old silicone, so it lifts, lets water in and traps mould underneath.

It’s worth asking for a quote if you see:

  • Smears of silicone across the tiles
  • Black spots spreading through the bead
  • New sealant laid over old sealant that is now lifting
  • Sealant that has split, shrunk or peeled away

If you let a flat or house near Forres station, mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Bathrooms and kitchens in Kinloss

Kinloss is within about 2 miles of the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.

For an older house near a landmark such as Kinloss Parish Church, older homes can move a little, which is hard on rigid grout and tired sealant.
