Bathroom resealing in Moor of Granary, done properly

Mr Mastic has more than 20 years’ experience of sealant work, and our applicators reseal bathrooms and kitchens across Moor of Granary. We’re ARBOMaster approved and fully insured, and every job carries our 12-month guarantee. Common call-outs are for leaks into the floor or ceiling below and lumpy, uneven sealant from a DIY attempt, on basins & vanity units, shower trays & enclosures and wet rooms.

Being further from a city doesn’t change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

Quotes for bathroom resealing in Moor of Granary

For a quick quote, just ask. What matters most is:

  • The number and length of the joints
  • The product the joint needs
  • How many areas need sealing
  • When we can work, for business premises

There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please email us at info@mrmastic.co.uk and we will talk you through it.

What we need to know

Before you ask for a quote, have a think about:

  • Whether it’s a home or a business
  • What’s wrong with the joints now
  • Roughly how big the job is
  • Where the job is, and your postcode

Call for a quick quote, or send an email if you’d rather. Tell us about the joints that need doing and we’ll explain what’s involved before giving you a price.

How the visit works

On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The work itself takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen from start to finish. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. First, each joint is checked for movement and signs of water.
  2. Every trace of the old bead is removed, including the thin smear on the tiles.
  3. Joints are degreased and any mould is treated.
  4. With the joint dry, and any bath loaded with water, a single bead of anti-fungal silicone is applied.
  5. We tool the bead to a neat finish and give you the cure time, usually around 24 hours.

Preparing for the visit

  • Clear the area around the work
  • Mention any leaks or damp you’ve noticed
  • Keep children and pets away from the work area

When to call us in Moor of Granary

The wrong product fails fast. Acrylic caulk and general-purpose sealants aren’t designed for a joint that is wet every day, so they crack, discolour or grow mould quickly. Wet areas call for a sanitary silicone with an anti-fungal additive.

Any of these means the joints need attention:

  • Shrunken sealant along the back of a worktop
  • Gaps where the bath or tray has moved
  • Black mould in the silicone that won’t clean off
  • Cracked, shrunken or lifting silicone

If you live in an older home near Old Parish Church and Burial Ground, older homes can move a little, which is hard on rigid grout and tired sealant.

What your quote should include

  • The length of the guarantee
  • Are they insured?
  • When the joint can take water or movement
  • Whether they seal over old material or remove it

Bathroom resealing in Moor of Granary: local notes

Private landlords in Scotland must be registered and meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

Rented homes near Forres station change hands often, and a reseal between tenants is a quick way to make the bathroom and kitchen look cared for.

How the job changes by surface

Kitchen worktops & upstands

Kitchen joints need more degreasing than bathroom ones, because cooking grease stops sealant bonding. The extra cleaning is what makes the bead last.

Sinks & splashbacks

Water getting under the rim of an inset sink can soak the worktop. Where the sealant around the visible edge has failed, we renew it.

DIY versus a professional finish

Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

How do I get a quote for bathroom resealing in Moor of Granary?

The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote and we will talk you through it.

Why act early in Moor of Granary

A failed joint gets more costly to put right the longer it’s left. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, and that’s a far bigger job than a reseal. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, along with when we can work on site. Ask us for a quote and we’ll go through it with you.

Why book with us

  • A choice of colours where the product allows
  • Anti-fungal silicone where joints get wet
  • 12-month guarantee on every job
  • We leave the area clean and tidy
