Bathroom resealing for homes and businesses in Rafford

Homes in Rafford have the same weak spots as anywhere else: bath edges, tray joints, basin backs and kitchen upstands. Each one is stripped, cleaned and dried before new silicone goes in. If you’re dealing with a reseal done over the top of the old bead and a joint torn by a bath that flexes, we can put it right, on basins & vanity units, wet rooms and kitchen worktops & upstands alike.

Bathrooms in smaller places like Rafford work just as hard as those in the cities. Generally soft Scottish water means less limescale, but steam still lets mould into sealant and grout.

A 12-month guarantee comes with the work, just as it does everywhere we cover.

How to look after the new joints

After the cure time, these simple habits help:

  • Don’t leave water standing on kitchen joints
  • Wipe the sealant dry after showering
  • Keep bottles off the sealant line
  • Look for lifting corners and small gaps now and then

Good ventilation does more than any cleaner. Use the fan, or open a window, while you bathe and for a while afterwards, so the silicone gets a chance to dry.

A few black dots in the silicone soon become a black line. Once it’s deep in the silicone, cleaning usually won’t remove it. Replacing the sealant early keeps the job small.

How the job changes by surface

Sinks & splashbacks

Around the sink, we use a product suited to kitchens, including a food-safe sealant where that’s needed. The bead is finished smooth so it wipes clean.

Baths

Baths move more than any other fitting, so we fill it with water before sealing. The joint is then laid with the bath at its lowest point.

Rafford: your questions answered

Can you do bathroom resealing in Rafford?

Yes, Rafford is within the area we cover. Our work covers the whole of Scotland. You can email us at info@mrmastic.co.uk and tell us what needs doing.

Do you work for landlords with property near Forres station?

Yes, landlords and agents are among the people we work for. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear price.

Do I need to be at home?

It depends on the job. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.

What sealant do you use?

It depends on the joint: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.

How long does the new silicone need before I use the shower?

Usually after around 24 hours. You will get the exact cure time before we leave.

What do you need from me for a quote?

A short description and the location, plus pictures if you have them. We will ask anything else we need to know.

Do you hold any approvals?

Yes. Mr Mastic is an ARBOMaster approved applicator and we are fully insured too.

Can mouldy silicone be sorted out?

Yes, we can. We strip the bead, treat the joint and lay new anti-fungal silicone.

When it isn’t the sealant

Sealant is not the answer to every problem, and we’d rather say so up front. Sealant will not put right:

  • A tray or bath that is cracked through
  • Water getting in through the grout rather than the sealant
  • Loose or hollow tiles, or failed tanking behind them

If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer.

Joints and surfaces we work on

  • Kitchen worktops & upstands
  • Wet rooms
  • Basins & vanity units
  • Baths
  • Sinks & splashbacks
  • Shower trays & enclosures

What happens if it’s left?

Tired sealant is not a reason to replace a bath or shower. A new bead often brings the whole room back. If we find a deeper problem, you’ll hear it from us. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference.

What affects the cost of bathroom resealing

The price is agreed before any work begins. It’s based on:

  • Access and height
  • The old material and how stubborn it is
  • When we can work, for business premises
  • Which sealant suits the joint

Doing several joints on one visit usually makes better use of the time than several visits. We will send you a clear quote for the lot.

What we need to know

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • What the problem is, such as mould, gaps, leaks or cracking
  • Any access issues, like height or stairs
  • How many joints, rooms or windows are involved
  • Any previous sealing or DIY work

Every job is quoted individually. Just email us at info@mrmastic.co.uk with the details and send photos if you have them.

What we do, step by step

There’s no need to move everything out, only the area right around the joints. We protect the rest, and the job takes a couple of hours for one bath or shower, or most of a day for a full bathroom and kitchen for a typical job. Outside jobs in Rafford need a dry day, because sealant will not bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors isn’t affected.

  1. We protect the area and cut out all of the old sealant, including the film left on the tiles.
  2. We clean and degrease the joint and treat any mould.
  3. Once it’s dry, any bath is filled so the bead is laid with it at its heaviest.
  4. A single bead of anti-fungal sanitary silicone is applied and tooled smooth.
  5. We clear away and tell you when it can get wet, generally after around 24 hours.

Getting ready for the visit

  • Tell us about any previous sealing or DIY attempts
  • Where the joints are inside, avoid wetting them before we arrive
  • Clear items away from the joints we’re working on

Common problems we fix in Rafford

Plenty of failed sealant has been laid over the top of older sealant. Fresh silicone can’t grip the old bead underneath, so it lifts, lets water in and traps mould underneath.

People generally contact us after spotting one of these:

  • Black spots spreading through the bead
  • Water escaping at the shower enclosure
  • Two layers of silicone, both failing
  • Sealant that has split, shrunk or peeled away

Homes close to Old Parish Church and Burial Ground include some older properties, and walls and floors in older homes can move, and sealant and grout show it first.

Our hiring checklist

Rafford homes and their sealant

Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. Mould is another matter: a bathroom that stays damp still turns sealant and grout black.

For landlords with property near Forres station, a reseal between tenants is a quick way to make the bathroom and kitchen look cared for. Schools such as Forres Academy are buildings too, and washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.
