Bathroom resealing for homes and businesses in Ashgrove

The secret of a lasting bead is the preparation. Every bit of old silicone comes out, down to the thin film left on the tiles, then the joint is cleaned, degreased and treated for mould. Only once it’s dry does the new bead go on. We work on basins & vanity units, kitchen worktops & upstands and wet rooms, and people most often call us about water getting behind the bath panel and black mould in the silicone that won’t clean off.

Being further from a city does not change the work: everything old is cut out, the joints are cleaned and dried, and new sealant or grout goes in. The journey and access are simply planned in advance.

Our work is backed for twelve months, and the guarantee is the same wherever you are.

FAQs for Ashgrove

Do you work in hotels near Ashgrove?

Yes, hotels and guest houses are among the places we work. A room-by-room programme keeps most rooms in use while the work goes on.

Will you come out to Ashgrove?

Yes, Ashgrove is covered. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Can I do it myself?

It depends on the job. Work at height, movement joints, fire-rated gaps and large areas are best left to a professional.

What does bathroom resealing cost?

There’s no set price, as it depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.

Where is Mr Mastic based?

Our base is Crawley. Our area covers South East England, London and Scotland.

When can I use the bath or shower again?

We give you the cure time before we leave, and it’s generally around 24 hours. Getting it wet too early can spoil the new joint.

I’m a tenant. Can you help?

Yes, though it’s best to check with your landlord first. Landlords are often happy for the work to be arranged.

Are you insured?

Yes. Mr Mastic is fully insured, with over 20 years’ experience in sealant work.

What happens on the day

All our tools and materials come with us in the van, so there’s nothing for you to buy. After a quick look at the joints together, we protect the area and start. It normally takes around two hours for one bath or shower, longer for a whole bathroom. Somewhere like Ashgrove may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We look at every joint first and check for movement or leaks.
  2. The old silicone is cut out completely, along with the film it leaves on the tiles.
  3. Joints are degreased and any mould is treated.
  4. When the joint is dry, and a bath has been filled with water, the new silicone goes on.
  5. The bead is tooled smooth and you’re told the cure time, normally around 24 hours.

How to prepare

  • For business premises, tell us about site rules or sign-in
  • Keep children and pets away from the work area
  • Clear items away from the joints we are working on

Why act early in Ashgrove

Leaving a split or mouldy bead only stores up trouble. Once water is behind the bath, it can reach floorboards, panels and the ceiling underneath, turning a small job into a building repair. Around Ashgrove, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

Every job is a little different, so each one gets its own quote. Size, access and the product the joint needs all make a difference.

Why book with us

  • You choose the colour before work begins
  • Sealant colour chosen to suit
  • We leave the area clean and tidy
  • Anti-fungal sanitary silicone in wet areas

What we’re called out for in Ashgrove

A bath shifts a little every time it’s filled and emptied. An acrylic bath flexes under load, and a tray that is not fully bedded can rock. Over time the joint tears or pulls away from the tile.

If you can see any of these, it’s time to have the joints looked at:

  • Water escaping at the shower enclosure
  • Gaps where the bath or tray has moved
  • Smears of silicone across the tiles
  • A reseal done over the top of the old bead

For site and facilities teams at buildings such as Elgin High School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Questions to ask before booking

  • Is VAT in the price?
  • How the colour is chosen
  • How long to leave it before use
  • Whether all the old sealant comes out first

Bathrooms and kitchens in Ashgrove

Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Tired, leaking sealant is worth putting right before a new tenant moves in. Scottish Water supplies are generally soft, so limescale is less of a problem than in hard-water areas. But mould still grows into sealant and grout in a room that does not dry out.

For landlords with property near Elgin station, fresh sealant around the bath, shower and sink between tenancies helps a property present well and keeps leaks at bay. Homes close to St Columba's Church of Scotland include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant.

What affects the quote in Ashgrove

Jobs vary more than people expect. The main factors:

  • How much old sealant there is and how hard it is to remove
  • How many areas need sealing
  • Whether the work is at height
  • Mould in or behind the old joints

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we’ll explain what it covers.

What we need to know

What to tell us when you ask for a quote:

  • Whether it’s a home or a business
  • What’s wrong with the joints now
  • How we’d reach the joints
  • Any previous sealing or DIY work

The more we know about the job, the more useful the quote. Let us know the location, the problem and roughly how many joints, and email pictures if that’s easy.

When it isn’t the sealant

It helps to know what we cannot do too:

  • Leaks from a shower valve, waste or pipework (a plumber’s job)
  • Water getting in through the grout rather than the sealant
  • Damage behind the tiles that needs a tiler

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly.

What we seal

  • Basins & vanity units
  • Wet rooms
  • Shower trays & enclosures
  • Kitchen worktops & upstands
  • Baths
  • Sinks & splashbacks

Keeping the joints in good condition

Aftercare is simple, and it makes a real difference:

  • Wipe the sealant dry after showering
  • Wait for the cure time we give you
  • Keep scourers and sharp tools away from the bead
  • Use gentle cleaners on the silicone

Give the silicone time to cure before it gets wet, following the cure time we give you. After that, a quick wipe after showering helps keep it clean.

Each shower pushes a little more water through a failed joint. Left alone, it soaks into the floor, the wall behind the tiles or the ceiling below. Early resealing closes the gap before damage is done.

DIY sealant or a professional job?

A DIY attempt does not rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
