New build mastic for homes and businesses in Ashgrove

Some owners wait for the first year’s movement before having joints redone. That makes sense for small gaps that are just cosmetic, but a failed shower or bath seal shouldn’t wait. We work on windows & doors, bathrooms & en suites and kitchens, and people most often call us about sealant applied over dusty or wet surfaces and cracked caulk along new skirting.

Timber frame is common in newer Scottish homes, and it settles over the first years, which shows as gaps at skirtings and floor joints. Older stone-built homes, meanwhile, often have timber floors that move with the seasons.

Our work is backed for twelve months, in Ashgrove and everywhere else we cover.

Signs you need new build mastic in Ashgrove

Not every new-build joint gets the right sealant: caulk where water collects, or a rigid product on a moving joint. Neither lasts long.

The problems people normally mention when they call are:

  • Frame joints opening as the plaster dries
  • Plot mastic for developers ahead of handover
  • Messy sealant that spoils new finishes
  • Leaking shower tray seals in a new home

If you’ve bought a new home near Elgin station, the sealant around baths, showers and frames is worth checking in the first year or two.

What your quote should include

  • How the colour is chosen
  • What the cure time is
  • What happens if they find a problem under the old sealant
  • What insurance they hold

Choosing a sealant specialist

What happens if it’s left?

Small cosmetic gaps can wait for the house to settle, but a leaking seal cannot. Not sure whether yours can wait? You can send an email to info@mrmastic.co.uk with a few pictures and we’ll tell you. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. The price is agreed before we begin.

Landlords, agents and businesses in Ashgrove

We work for letting agents and landlords as well as homeowners. Sealant work between tenants is a simple way to keep a property in good order.

In hotels, rooms out of use cost money, so the work can be planned room by room around your bookings where we can. We have worked in hotels as well as homes and businesses.

How the visit works

On the day, we look over the joints with you first. We protect the surfaces around the joints before any work begins. Most jobs take anything from a few hours to several days, depending on the number of plots. Somewhere like Ashgrove may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.

  1. We start by going through the snagging items or plot schedule with you.
  2. The failed sealant is removed completely down to clean surfaces.
  3. Joints are vacuumed and cleaned of building dust.
  4. Primer goes on where the surface and product need it, then the new sealant.
  5. We tool every joint neatly and tell you when each area can be used.

Getting ready for the visit

  • Mention if the joints have been sealed before
  • Tell us about any water getting in
  • For indoor joints, keep the area dry beforehand if you can

Advice

How to look after the new joints

No joint lasts for ever, but care makes a real difference. A few tips:

  • Resist patching a failed seal with a tube from the DIY shop
  • Look at the sealant regularly in the first couple of years
  • Wipe joints with warm soapy water
  • Wait for the cure time before using a resealed shower

Wipe the sealant with warm soapy water. Keep scourers and harsh chemicals off it as they wear the bead.

Mould takes hold quickly in sealant that has gaps or lifted edges. Resealing before mould gets in saves a harder job later.

Ashgrove questions

Can you do new build mastic in Ashgrove?

Yes. We work across all of Scotland, and Ashgrove is part of that. You can send an email to info@mrmastic.co.uk and tell us what needs doing.

Will you come out to Ashgrove?

Yes, Ashgrove is covered. We work across all of Scotland, from towns to the smallest places. Longer journeys are simply planned in advance.

Can you quote for more than one area?

Yes. Tell us about everything you’d like done.

Is it normal for sealant to crack in a new home?

New homes dry out and move in their first couple of years, and sealant is often applied quickly onto dusty surfaces. Either can make it fail early.

Can landlords and businesses book you?

Yes. We work in homes, commercial premises and hotels, and we are fully insured.

Do you have insurance?

Yes. We’re fully insured, and we have been doing sealant work for more than 20 years.

Is it worth trying it myself?

You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.

Who should fix failed sealant in a new build?

Start with the builder if you are in the snagging or warranty period. If it is not resolved, we will cut it out and reseal it.

DIY versus a professional finish

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.
