How bathroom resealing works in IV30

A shower joint gets soaked every day. Trays, enclosures, screen profiles and wet room floors all need a flexible, waterproof seal. They’re resealed with anti-fungal sanitary silicone, finished smooth so water drains away rather than collecting. We work on baths, wet rooms and basins & vanity units, and the jobs we see most are new sealant laid over old sealant that is now lifting and leaks into the floor or ceiling below.

Every visit runs the same way: we look at the joints together, mask and protect the surrounding surfaces, do the work and tidy away. Most jobs take a morning or an afternoon for most single baths and showers.

  1. We start by protecting the area and stripping out the old bead, including the film left on the tiles.
  2. We clean and degrease the joint and treat any mould.
  3. We let it dry fully and fill the bath with water before sealing.
  4. We apply anti-fungal sanitary silicone in one even bead and tool it neatly.
  5. We clear away and tell you when it can get wet, normally after around 24 hours.

What you will pay

A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether the work is at height. Your quote takes all of that into account.

Ask for a quote

Getting a quote is simple: let us know what needs doing and where and its rough size. A few photos by email make the job easier to understand, and we’ll take it from there.

What’s near Elgin

Locally, jobs take us to homes and businesses close to The Muckle Cross pub, Cooper Park and St Columba's Church of Scotland and the streets around them. Elgin has its own railway station: Elgin station. Nearby you’ll also find Dr Gray's Hospital (0.6 miles west) and St Giles Centre (under half a mile north-west). Not far away are Loch Spynie.

Bathrooms and kitchens across IV30

From Elgin, Ashgrove and Burghead to its smaller places, homes across IV30 have bathrooms and kitchens of every age. Family bathrooms, rented flats and hotel en suites all need their sealant and grout renewing in time.

Scotland has its own building regulations, and homes here bring their own details: harled walls, sash and case windows and, in the larger towns and cities, tenements. We work across Scotland, including IV30. Along the coast in IV30, holiday lets and guest houses can have bathrooms in near-constant use, which is hard on sealant and grout.

Elgin: For an older house near a landmark such as St Columba's Church of Scotland, timber floors under older bathrooms flex, so joints need a sealant that moves with them. Letting a property close to Elgin station? Then mouldy sealant is one of the first things a new tenant notices, so it’s worth renewing between lets.

Landlords, agents and businesses in IV30

We also work for property managers and facilities teams in IV30 and across Moray. We can quote a run of properties together, and we’re fully insured for the work.

We work for letting agents and landlords as well as householders. Sealant work between tenants keeps a property looking cared for before the next move-in.

DIY versus a professional finish

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

Honest limits

Some problems need a builder, plumber or other trade rather than us:

  • Damage behind the tiles that needs a tiler
  • A cracked shower tray or bath (that needs repair or replacement)
  • Cracked or missing grout between tiles (that’s regrouting)

Signs you need bathroom resealing

The wrong product fails fast. Acrylic caulk and general-purpose sealants aren’t designed for a joint that’s wet every day, so they stain, crack or go mouldy before long. Wet areas call for a sanitary silicone with an anti-fungal additive.

Look out for any of the following:

  • Damp behind the bath or under the tray
  • Leaking joints on a shower screen
  • Gaps between the worktop and the wall
  • A bead that has pulled away from the tiles

What affects the quote in IV30

Your quote is based on your job. We take into account:

  • Any mould that needs treating
  • How many areas need sealing
  • Access and height
  • The old material and how stubborn it is

We do not show prices on the website, because each job is priced on what it involves. For a quick quote, please email us at info@mrmastic.co.uk.

What we need to know

Before you ask for a quote, have a think about:

  • How many joints, rooms or windows are involved
  • Where the property is
  • Whether it has been sealed before
  • What’s wrong with the joints now

For a quick quote, get us on the phone, or email us if that is easier. Describe what needs sealing and we will explain what’s involved and give you a clear quote.

Questions from IV30

Can you get rid of the black mould in my sealant?

Yes. The old sealant comes out, the mould is treated, and we reseal with anti-fungal sanitary silicone.

Where do you work from?

We work from Crawley. We cover IV30 and the rest of Moray.

Is there any odour?

There can be a smell while the sealant cures, but it fades. Opening a window helps.

Will you leave a mess?

Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.

Do you hold any approvals?

Yes. We hold ARBOMaster approved applicator status, and we are fully insured.

Is it worth trying it myself?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Can you just seal over the old silicone?

No. It’s a common reason for reseals failing. We cut out all of the old sealant, clean the joint and start again.
