Elgin Sand Mastic
Window and door surrounds in Elgin need attention? We cut out the old, prepare the joints and apply the right sealant.
- Mastic dropping out of the joint
- Window mastic to renew ahead of painting
- Mastic worn away on windows facing the weather
About our sand mastic in Elgin
On many period windows, sand mastic looks right and suits the building. On modern frames we’d normally use a flexible sealant and we’ll explain which is best for yours. We work on brick reveals, timber door frames and tenement windows, and the jobs we see most are window mastic to renew ahead of painting and gaps where the frame meets the masonry.
Harled walls are common in Scottish towns like Elgin, and the joint between a frame and rough harling needs a sealant that can grip and flex. A bead that sits on top of the harling rather than in the joint soon lets water in.
You are covered for a year from the day we finish. If there’s a problem with it, please email us at info@mrmastic.co.uk.

Looking after it afterwards
Once the sealant has cured, a few habits help it last:
- Check the mastic when you check the paintwork
- Leave the new mastic unpainted
- Keep modern sealant off the mastic
- Ask a joiner to look at soft timber first
Leave the new mastic alone while it firms up. It skins over quickly but needs longer to fully harden.
It’s best to renew mastic before painting the windows. Paint over cracked mastic only covers it up.

Sand mastic in Elgin: local notes
Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that.
In the older streets around St Columba's Church of Scotland, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. Rented homes near Elgin station change hands often, and cracked sand mastic around sash windows lets in the draughts tenants complain about. For site and facilities teams at buildings such as Elgin High School, larger buildings have plenty of frames, and the mastic around each one ages.

What affects the quote in Elgin
We do not publish a price list, because no two jobs are the same. The quote depends on:
- How much there is to do
- Whether old sealant or filler has to be cut out
- Working hours on commercial sites
- Whether the work is at height
No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all make a difference.
What to tell us for a quote
Before you ask for a quote, have a think about:
- Access, such as stairs, a lift or height
- Where the property is
- Roughly how big the job is
- Whether it has been sealed before
Every job is quoted individually, so start by telling us what you need. Simply drop us a line at info@mrmastic.co.uk and describe the job.
DIY sealant or a professional job?
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly, so just mention it when you contact us.
What happens on the day
At the end, we look at the finished work together and explain the cure time. The visit itself normally takes a few hours for a single window, longer for several, depending on the size of the job. In a Scottish town like Elgin, parking is normally straightforward, though older centres can be tighter. If you are in a flat with a shared stair or a door entry system, let us know when you book.
- We check the window surrounds and agree which joints need renewing.
- Old, loose mastic is raked out and the joint cleaned.
- We pack any deep gaps so the mastic sits at the right depth.
- Sand mastic is mixed and applied by hand, then shaped to the joint.
- We dress the surface so it sits neatly against the masonry.
Before we arrive
- Let us know about parking restrictions
- Mention any tricky access
- Plan for the work area to be out of bounds to pets and children
Ask for a quote
Asking for a quote is easy: tell us what needs doing and where. A few pictures by email make the job easier to understand, and we will come back to you with a quote.

Why it’s worth doing now in Elgin
Cement-based fillers and modern sealants do not always suit a period surround. Sand mastic matches what was there and that can be important for listed homes. If you live in a flat in Elgin, failed sealant can send water to the neighbours below, which turns a small job into a bigger one.
The cost depends on the size of the job, how hard the old material is to remove and access to the work. We give a clear quote before we start, so you know where you stand.
