About sand mastic in Moray
Sand mastic skins over fairly quickly, but it takes longer to harden fully. Traditional guidance is not to paint over it and we’ll advise if you are redecorating. We work on stone surrounds, sash and case windows and timber door frames, and people most often call us about draughts and rain around sash boxes and old cement repairs round a window that have failed.
We work through the job in order: protect, prepare, seal, tidy. For most jobs that takes a few hours per window, depending on the condition of the joints.
- We look at the surrounds with you and agree the joints to renew.
- Old mastic and any loose material are raked out.
- Deep gaps are packed so the mastic sits at the right depth.
- We apply the mastic by hand and shape it.
- We dress the finish so it sits neatly against the masonry.
What you will pay
Doing several joints on one visit is usually more efficient than separate visits, so it’s worth mentioning everything you’d like done. We’ll give you a clear price for the lot.

Near you in Elgin
In Elgin, that means homes and buildings near The Muckle Cross pub, Cooper Park and St Columba's Church of Scotland, among other places. Elgin has its own railway station: Elgin station. Well-known places in the area include Dr Gray's Hospital (0.6 miles west) and St Giles Centre (within half a mile north-west). Green spaces nearby include Loch Spynie.
Sand mastic across Moray: local notes
In Moray, sand mastic work takes in houses, flats, conservatories and commercial glazing, in Elgin, Buckie and Forres and well beyond. Outside sealant needs a dry, clean joint, so the work is planned around the weather.
Scotland has its own building regulations, and homes here bring their own details: sash and case windows, harled walls and, in the towns and cities, tenement flats. Moray is part of the area we cover across Scotland. Parts of Moray are on or near the coast, where wind-driven rain and, closer to the shore, salt air are hard on outside sealant. Walls facing the sea are generally the first to need attention.
Elgin: Rented homes near Elgin station change hands often, and cracked sand mastic around sash windows lets in the draughts tenants complain about. For site and facilities teams at buildings such as Elgin High School, its window and door frames need their mastic kept sound, just like a home’s.
DIY sealant or a professional job?
If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.
What sealant work cannot fix
Honest advice matters more to us than a booking, so here’s what sealant can’t fix:
- Sash cords, weights and draught-proofing of the sashes
- Decayed frames that need repair
- Crumbling stone or brickwork round the window
How to look after the new joints
To keep the joints looking good and working properly:
- Take care around the mastic when scraping paint
- Make sure water runs off the sill
- Renew mastic before redecorating the windows
- Don’t paint over the new mastic
Leave the new mastic alone while it firms up. It skins over quickly, but takes longer to harden fully.
Small cracks are a sign the mastic is ageing. It’s easier to renew it before it drops out.
For landlords and businesses
We regularly work with letting and managing agents. Send the address, what’s needed and the access arrangements and we will give you a quote.
Hotels need rooms back in use, so the work can be planned room by room. Hotel work is part of what we do, alongside homes and businesses.
How the job changes by surface
Stone surrounds
We take care not to mark the stone when the old mastic comes out.
Period and listed homes
Sand mastic is the like-for-like choice for many period homes. If your home is listed, ask your local planning authority about consent.
Moray questions
How long does sand mastic take to go off?
Not straight away. It skins first and hardens fully later and we’ll give you an idea for your job.
What does sand mastic cost?
The cost depends on the size of the job, access and how much old sealant has to come out. Call for a quick quote and we’ll talk you through it.
What is sand mastic?
A traditional pointing material made from sand and a linseed-oil-based binder, used between timber frames and stone or brick.
Where are you based?
We’re based in Crawley, and we work across South East England, London and Scotland.
Do you have insurance?
Yes. Full insurance covers our work, and we can confirm the details when we quote.
Is it OK to seal over old sealant?
No. We remove every bit of old sealant first.
Is sand mastic better than silicone for my windows?
We will talk it through with you. Period homes often look best with sand mastic, and modern sealants suit newer frames.
