Sand mastic for homes and businesses in Burghead

Across Burghead, we renew sand mastic around sash and case windows. Each joint is raked out, prepared and pointed by hand for a neat, traditional finish. We’re often asked to deal with open joints round the window box and weathered mastic on the most exposed windows, across brick reveals, sash and case windows and period & listed homes.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Wind-driven rain finds any gap around a frame or sill.

Big or small, you get the same 12-month guarantee in Burghead and across Moray.

What the job involves on each surface

Brick reveals

Sand mastic is also used where timber frames meet brick. It suits older brickwork.

Sash and case windows

On a sash window, the mastic joint shows on the outside, so a neat, even finish matters.

What happens if it’s left?

Filling over old, loose mastic doesn’t last. We remove the loose material first so the new work lasts. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Leaving a failed joint normally makes the job bigger, not smaller, because water and mould keep working on it. If you are not sure whether it needs doing, drop us a line at info@mrmastic.co.uk and we will give you an honest view and a quote.

How to look after the new joints

So the new joints stay in good condition:

  • Make sure water runs off the sill
  • Look over the window mastic once a year
  • Have rotten timber repaired before new mastic goes in
  • Leave the new mastic unpainted

Check the mastic when you check the paintwork. Catching cracks early keeps repairs small.

Sound mastic protects the frame. Once it fails, water can sit against the timber and timber that stays wet can rot.

FAQs for Burghead

Will you come out to Burghead?

Yes, Burghead is covered. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Is sand mastic in a coastal place like Burghead any different?

Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.

What’s sand mastic made of?

It’s a mix of sand and a linseed-oil-based binder. It’s applied by hand and shaped to suit the surround.

Is it possible to paint over sand mastic?

It’s traditionally left unpainted, as guidance on traditional windows advises. Talk to us before any painting near it.

Is it messy?

Not at all. The area is protected while we work and cleaned up afterwards.

When will the new mastic be hard?

The surface skins quite quickly and it hardens fully over a longer time. Timing depends on the weather and the joint.

Are you insured?

Yes. Mr Mastic is fully insured, and we’ve been doing sealant work for more than 20 years.

Is it possible to take out silicone and use sand mastic instead?

Yes, we do this often. The old silicone has to come out completely so the mastic can sit properly.

DIY versus a professional finish

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

If you’ve already had a go yourself, that’s fine. We cut it out and start again.

What sand mastic looks like in Burghead

Burghead is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on the mastic around older windows and doors, especially on the side facing the sea. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

In and around Burghead, as anywhere, good sand mastic starts with a clean, dry, properly prepared joint. Whether the job is in Burghead itself or nearby, the right material for each joint matters as much as a neat finish.

How the visit works

We work through the job in order: protection first, then preparation, sealing and a tidy-up. For most jobs that takes anything from a few hours to a full day, depending on how many windows, and the area is left clean. For a place like Burghead, longer drives are planned in advance. Mention tracks, gates, ferries or anything else about the route.

  1. First, we look at the surrounds with you and agree what needs doing.
  2. Old, loose mastic is raked out and the joint cleaned.
  3. Large voids are packed out first, so the mastic isn’t too thick.
  4. The mastic is mixed, pressed into the joint by hand and shaped.
  5. The finish is dressed so it sits neatly against the stone or brick.
