Window Mastic in Moray

Window mastic in Moray: how it works

Whether it’s one leaking patio door or every frame on the house, you will get a clear quote before any work starts. Just drop us a line at info@mrmastic.co.uk and tell us how many frames there are and how they’re reached for window mastic in Moray. We work on patio & French doors, composite doors and timber windows & doors, and the jobs we see most are cold air getting in at the frame edge and leaking joints at the ends of sills.

We work through the job in order: protect, prepare, seal, tidy. For most jobs that takes a few hours for a few frames, or a day or more for a whole house and we leave things clean and tidy.

  1. Each frame is looked over and we agree which ones need resealing.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Where the gap is deep, backing rod goes in first.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. Every joint is tooled smooth and checked before we leave.

How to get a quote

Want a quote for window mastic? Please send an email to info@mrmastic.co.uk and tell us about the job. You will know what we plan to do, and what it will cost, before any work begins.

Near you in Elgin

In Elgin, that means homes and buildings near The Muckle Cross pub, Cooper Park and St Columba's Church of Scotland. Elgin has its own railway station: Elgin station. Nearby you will also find Dr Gray's Hospital (0.6 miles west) and St Giles Centre (under half a mile north-west). The countryside around Elgin includes Loch Spynie.

Frames and weather across Moray

From Elgin, Buckie and Forres to its smaller places, Moray has windows and doors of every age and material. The mastic around all of them ages, and it’s normally the first thing to let the weather in.

The west of Scotland is wetter than the east, but outside joints take plenty of weather everywhere, while generally soft water means less limescale indoors but no less mould. That shapes the choice of sealant for jobs across Moray. Moray includes coastal places, where outside joints face more wind, rain and salt than they would inland. Joints on seaward walls tend to fail first.

Elgin: If you look after a building such as Elgin High School, larger buildings have plenty of frames, and the mastic around each one ages. If you live in an older home near St Columba's Church of Scotland, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

Signs you need window mastic

Joints that are too thin or too deep fail early. A thin smear across a wide gap has nothing to it, while a joint packed solid cannot stretch. That is what backing rod is for.

The most common problems we see are:

  • Cold air getting in at the frame edge
  • White mastic on grey or black frames
  • Old mastic that has gone black or come away
  • Gaps left after new windows were fitted

For landlords and businesses

We regularly work with letting and managing agents. Tell us the address, the job and how access works and we will give you a quote.

Housing providers, facilities teams and property managers book us too. We can quote a run of properties together, and we are fully insured.

What affects the quote in Moray

The quote reflects the job in front of us. We take into account:

  • Mould in or behind the old joints
  • Working hours on commercial sites
  • Which sealant suits the joint
  • Whether old sealant or filler has to be cut out

Leaving a failed joint generally makes the job bigger, not smaller, as water and mould keep getting in. If you are unsure, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.

What we need to know

To help us quote quickly, please include:

  • Any previous sealing or DIY work
  • Roughly how big the job is
  • Access, such as stairs, a lift or height
  • A few photos by email, if you can

We do not publish a price list, because every job is different. Instead, we give you a clear quote for your job. To arrange one, drop us a line at info@mrmastic.co.uk.

Different surfaces, different methods

Aluminium frames

Large aluminium doors have long joints down each side and across the head, and the threshold joint takes a lot of water. Each is cleaned, backed where deep and resealed.

Window sills

Masonry sills can have joints where water gets in, and the joint under the frame can let rain run behind. Those are sealed with a product suited to stone or concrete.

Looking after it afterwards

Looking after new joints is easy:

  • Don’t paint over the silicone
  • Keep drainage slots and sill grooves clear
  • Keep jet washers away from the mastic
  • Keep timber frames painted

A yearly look round the frames is enough. Small splits are simple to catch before they leak.

A small gap around a frame only grows. As the old mastic shrinks further, more air gets through, and heat escapes around the frame. A new joint closes it up.

Questions from Moray

Are you an approved applicator?

Yes. We hold ARBOMaster approved applicator status and we are fully insured too.

Can you reach windows above the ground floor?

Yes, if safe access is possible. For high or awkward windows, we will tell you what access is needed.

Where are you based?

Our base is Crawley, with over 20 years’ experience. Our area covers South East England, London and Scotland.

Is the new sealant paintable?

Most silicone cannot be painted. If you plan to paint, tell us first and we can use a paintable sealant where it suits the joint.

I rent my home. Can I book you?

We can work for tenants, landlords or agents. Just make sure your landlord agrees.

Do you take out the old sealant first?

Yes, every time. New sealant will not bond properly to old, so any old material comes out before anything new goes in.

What do you put in the joint?

The product depends on the job: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.
