Window mastic in Fogwatt

Windows and doors in Fogwatt

Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

Letting a property close to Elgin station? Then sound mastic around windows and doors keeps out the draughts and damp that tenants notice first. Around Fogwatt, as everywhere, window mastic is only as good as the preparation behind it.

Window mastic in Fogwatt, done properly

Colour matters on a frame. White, brown, anthracite grey, black and clear sealants are all available, so the line suits the frame instead of standing out. If you are dealing with a bead that doesn’t match the frame and rushed sealant from a window installation, we can put it right, on patio & French doors, uPVC windows and aluminium frames alike.

In and around a place like Fogwatt, homes range from older stone-built cottages to newer houses. Wind-driven rain finds any gap around a frame or sill.

For landlords and businesses

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance.

For anyone letting property in or around Fogwatt, jobs at different addresses can go on one quote. Send us the addresses and the work at each, and pictures by email help.

The process

Every visit runs the same way: we check the joints, mask and protect the surrounding surfaces, carry out the job and clear up. It normally takes most of a day for a typical house, less for a few frames. Around Fogwatt, distance and access matter more than parking. Let us know how to find you and how to reach the joints.

  1. We start by checking each window and door with you.
  2. Next the failed sealant is cut away and the joint cleaned.
  3. Deep gaps are filled with backing rod to set the depth.
  4. A flexible, weatherproof sealant is applied in a colour to suit the frame.
  5. Every joint is checked before we leave.

How to prepare

  • On commercial sites, let us know about site rules
  • Keep children and pets away from the work area
  • Try not to wet indoor joints just before the visit

How the job changes by surface

Aluminium frames

Aluminium moves with heat, and the frames are often slimmer than uPVC. A neat, narrow bead in a colour to match keeps the clean look.

Composite doors

If the door itself is draughty, the issue may be the door seals or hinges rather than the frame mastic. We seal the frame and let you know about anything else.

When it isn’t the sealant

It helps to know what we cannot do too:

  • A failed sealed unit that has misted up
  • Damp problems in the wall away from the window
  • A door that needs adjusting, rehanging or new seals

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before booking.

Why act early in Fogwatt

Redecorating is a good moment to renew the mastic. A clean new bead makes new paint or render look finished, and it’s easier while the walls are being worked on anyway. Around Fogwatt, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please drop us a line at info@mrmastic.co.uk.

Why book with us

  • We never seal over old sealant
  • Neat joints and a tidy finish
  • Colour agreed with you before any work starts
  • Trusted Arbo and Everbuild sealants

Read our cost guide or customer reviews.

Keeping the joints in good condition

Simple care keeps the joints in good condition. Our advice:

  • Ventilate rooms so frames do not stay wet inside
  • Check the mastic once a year
  • Keep solvents and bleach off the sealant
  • Wash the frames with mild soapy water

Keep sill grooves and drainage slots clear, so water can run away instead of sitting against the joint.

A failed joint lets water into the wall a little at a time. Often the first sign is a damp patch inside or flaking paint on the reveal. Catching it early keeps the fix to a reseal.

How we quote for window mastic

Every job gets its own quote. This is what makes a difference:

  • The number and length of the joints
  • Mould in or behind the old joints
  • Access and height
  • How many areas need sealing

A few things move the cost up or down: how much old sealant there is and how stubborn it is, whether mould needs treating, and whether the work is at height. We take all of that into account in your quote.

What we need to know

Before you ask for a quote, have a think about:

  • Where the job is, and your postcode
  • The rough size of the job
  • Whether it has been sealed before
  • Access, such as stairs, a lift or height

For a quick quote, get us on the phone, or email us if that’s easier. Describe what needs sealing and we will talk you through the work and give you a clear price.
