External & façade joints in Fogwatt, Moray
We cover Fogwatt for sealing brickwork movement joints, render, cladding and façade joints. Old material cut out, joints cleaned and sealed neatly.
- Moss and dirt in joints with no sealant left
- Joints pointed up with cement by mistake
- Brick movement joints where the sealant has split
External mastic in Fogwatt, done properly
Getting the depth right is half the job. Backing rod controls how deep the sealant goes and keeps it off the back of the joint, so it bonds to the two sides only and can stretch. We’re often asked to deal with joints where the bead has come unstuck and moss and dirt in joints with no sealant left, on façade panels, copings & trims and joints between brick and frames.
Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. Newer houses need their movement joints and roofline trims kept sound.
Big or small, it’s backed by our 12-month guarantee in Fogwatt and across Moray.

Different surfaces, different methods
Joints between dissimilar materials
Wherever two materials meet, they move differently. We seal the joint with a flexible exterior sealant.
Render joints
Cracks along render joints let water in behind the coat. Resealing the joints early keeps water out and protects the render itself.
Do you need external mastic in Fogwatt?
The wrong product in a moving joint is a classic cause. A stiff, general-purpose sealant can’t cope with a joint that moves a lot, and it tears off the sides.
If you can see any of these, it’s time to have the joints looked at:
- Joints where the bead has come unstuck
- Joints with sealant missing in places
- Rain getting behind render or cladding at a joint
- Failed sealant between panels on a façade
In and around Fogwatt, as anywhere, good external mastic starts with a clean, dry, properly prepared joint.
What your quote should include
- How long the guarantee is
- What product goes in the joint
- Which colour the sealant will be
- What happens if they find a problem under the old sealant
How to look after the new joints
To keep the joints looking good and working properly:
- Have failed joints looked at early
- Never let anyone fill a movement joint with mortar
- Check external joints each spring
- Deal with leaking gutters that soak the joints below
Avoid pressure-washing straight into the joints. High-pressure water can lift the edges.
Gaps, plants or missing sealant in a joint are worth getting looked at. Earlier resealing means a smaller job and a better result.
External mastic in Fogwatt: local notes
Harled (roughcast) walls are common in Scotland, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that.
If you let a flat or house near Elgin station, split movement joints are easy to miss on a rental until damp shows inside.

What we do, step by step
Before we leave, we go over the finished joints with you. The visit itself normally takes a few hours to a few days, depending on the length of joint and the access, depending on the size of the job. Outdoor work around Fogwatt depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Work indoors is not affected.
- We inspect the joints and agree which need resealing and how they’ll be reached.
- Old sealant and any debris are cut and raked out.
- Both sides are cleaned back to sound material and primed if needed.
- Closed-cell backing rod is fitted to set the depth and stop three-sided bonding.
- A flexible exterior sealant is applied and tooled in a colour to suit the wall.
How to prepare
- Tell us about any previous sealing or DIY attempts
- Try not to wet indoor joints just before the visit
- Keep pets and children clear of the area while we work

Advice
DIY sealant or a professional job?
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
Your questions about external mastic in Fogwatt
Will you come out to Fogwatt?
Yes, Fogwatt is covered. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Is Fogwatt in your area for external mastic?
Yes. Our work covers the whole of Scotland, and Fogwatt is part of that. You can email us at info@mrmastic.co.uk and tell us what needs doing, and we will give you a clear quote.
Do you work at height?
It depends on the height and the site. Ground-floor joints are simple; for higher ones, send details and we will confirm the access.
Are you insured?
Yes, we are fully insured.
Do you seal joints where cladding meets other materials?
Yes. Materials like render, brick, metal and uPVC all move differently, so the joint between them must be flexible. We choose one that suits both surfaces.
Can tenants book the work?
Yes, though it’s best to check with your landlord first. Landlords are often happy for the work to be arranged.
Do you use backing rod?
We fit closed-cell backing rod wherever the joint depth needs controlling. It sets the sealant depth and prevents three-sided bonding, so the joint can move.
Does someone need to be in?
For indoor joints, yes, someone needs to let us in. Once we have agreed the job, you don’t need to watch us work.

Why deal with it now?
A properly done movement joint is an even line in a colour that suits the wall. A rushed bead with no backing looks untidy and doesn’t last. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
A failed joint rarely gets cheaper to fix by waiting. If you’re not sure whether it needs doing, drop us a line at info@mrmastic.co.uk for an honest opinion and a quote.
