External mastic near Elgin

External mastic for homes and businesses in Elgin

A movement joint is a deliberate break that lets a wall expand and contract. Its sealant has to flex with the building, season after season, and when it fails, the wall takes the strain and water finds a way in. We work on brickwork movement joints, render & cladding joints and façade panels, and common reasons people get in touch are joints pointed up with cement by mistake and moss and dirt in joints with no sealant left.

Harled walls are common in Scottish towns like Elgin, and sealing where harling meets a frame or pipe takes a sealant that can grip a rough surface. Rooflines take their share of the weather as well.

Leave it or put it right?

A properly done movement joint is an even line in a colour that suits the wall. A hurried job with smeared edges and no backing looks worse and fails sooner, so it pays to do it properly once. In flats with a shared stair in Elgin, a leak from a failed seal can affect the flat below too, and that’s much harder to put right.

Doing several joints on one visit normally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. You’ll get one clear quote for the whole job.

When to call us in Elgin

Every building moves. Clay bricks expand slightly over their life, concrete and block shrink, and everything moves with temperature and wet. The sealant in the movement joints takes that strain.

Any of these means the joints need attention:

  • Movement joints with cracked, split or missing sealant
  • Water getting into walls through failed joints
  • Sealant that has lost its bond to the brick or render
  • Gaps where render, brick and frames meet

Rented homes near Elgin station change hands often, and outside joints that have cracked can let damp into a rental, so check them between lets.

What your quote should include

  • How hidden problems are handled
  • How long to leave it before use
  • Whether they’re fully insured
  • Who does the work, and how experienced they are

Questions from Elgin

Do you work for landlords with property near Elgin station?

Yes, we work for landlords and letting agents. You can send an email to info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before work begins.

What guarantee comes with external mastic in Elgin?

Every job comes with our 12-month guarantee, wherever it is. We are fully insured, and an ARBOMaster approved applicator.

How often do external joints need resealing?

It varies from wall to wall: joints on exposed walls or with a lot of movement age sooner. A yearly look will tell you when they need doing. Every job carries our 12-month guarantee.

How long before the joint can be used?

Most sealants are touch-dry well before they’re fully cured. We will give you the cure time for the product we used before we leave.

What colours does the sealant come in?

The aim is a neat, even joint in a colour that suits the wall. We will talk through colour options before any work starts, matched as closely as the range allows.

Which products do you use?

We choose the sealant for the joint, not the other way round. Where it moves, gets wet or faces the weather makes a difference, and we will explain our choice.

Do you seal joints where cladding meets other materials?

Yes. Where different materials meet is one of the most common joints we seal. The sealant is chosen to bond to both sides, primed where needed.

Can I add another job to the visit?

Yes, and it often makes sense. Combining jobs makes good use of the visit.

Elgin buildings and the weather

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and failed outside joints work against that. Harled (roughcast) walls are common in Scotland, and joints where harling meets other materials need a sealant that can grip and flex.

Schools such as Elgin High School are buildings too, and movement joints, cladding joints and gutters on larger buildings need the same care as a house’s. In the older streets around St Columba's Church of Scotland, older walls, gutters and the joints where extensions meet them need a flexible sealant.

How the job changes by surface

Cladding and façade panels

Panel systems often rely on sealant between and around the panels. We reseal them with a sealant suited to the panel material.

Concrete and blockwork

Concrete faces can be dusty and porous, so preparation is key. A primer goes on where the product requires one.

How we quote for external mastic

Your quote is based on your job. We look at:

  • Mould in or behind the old joints
  • The number of rooms or windows
  • The product the joint needs
  • How much old sealant there is and how hard it is to remove

Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

What we need to know

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • The address or postcode of the job
  • If someone has resealed it before
  • How we’d reach the joints
  • What the problem is, such as mould, gaps, leaks or cracking

For a quick quote, get us on the phone, or send an email if you’d rather. Describe what needs sealing and we’ll explain what’s involved and give you a clear quote.

Can I do it myself?

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

What happens on the day

Our applicators work methodically: protection first, then preparation, sealing and a tidy-up. Typically it takes anything from a few hours to several days, depending on the building, and the area is left clean. In a Scottish town like Elgin, parking is normally straightforward, though older centres can be tighter. If you are in a flat with a shared stair or a door entry system, let us know when you book.

  1. We inspect the joints and agree which need resealing and how they’ll be reached.
  2. Old sealant and any debris are cut and raked out.
  3. The joint faces are cleaned and primed where the sealant needs it.
  4. We push in closed-cell backing rod so the sealant is the right depth and bonds to the sides only.
  5. The new sealant, chosen to suit the brick or render, is applied and tooled to a neat finish.

Getting ready for the visit

  • Keep pets and children clear of the area while we work
  • Mention any sign-in or site rules at work premises
  • Where the joints are inside, avoid wetting them before we arrive
