External mastic in Longmorn, done properly
Joints between dissimilar materials, like brick against render or concrete against a steel frame, see movement from both sides. A flexible sealant bridges the two. We work on joints between brick and frames, copings & trims and façade panels, and the jobs we see most are failed sealant between panels on a façade and joints with sealant missing in places.
Older stone buildings need a sealant that suits the stone, not an acetoxy product that can mark or attack it. Newer houses need their movement joints and roofline trims kept sound.
A 12-month guarantee comes as standard, so you’re not left on your own once the job is done.

External mastic in Longmorn: local notes
Plenty of Scottish homes have harled walls, and where harling meets frames, pipes and other materials, the joint needs a flexible sealant that grips a rough surface. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.
For landlords with property near Elgin station, split movement joints are easy to miss on a rental until damp shows inside.
Longmorn is about 3 miles south-east of Elgin, in Moray. We provide external mastic to homes and businesses in Longmorn and the surrounding area, as part of our work across Moray. Our Moray coverage runs to 58 places, Longmorn among them. For nearby work, see our Aberdeen page, about 53 miles away.

Common questions in Longmorn
Can you do external mastic in Longmorn?
Yes. Our work covers the whole of Scotland, and Longmorn is part of that. You can send an email to info@mrmastic.co.uk and tell us what needs doing.
I let a flat near Elgin station. Can you help?
Yes. We work for landlords and letting agents as well as homeowners, and several properties can go on one quote. Just drop us a line at info@mrmastic.co.uk with the address and what needs doing, and we will send you a clear quote.
Why is there a gap in my brick wall?
Brickwork, render and cladding all move a little, and planned joints take up that movement. The gap is sealed with a flexible sealant over backing rod.
Should I point up the gap in my brickwork?
No. Cement or mortar cannot stretch, so the joint stops doing its job. If it has already been filled, we can normally cut it out and reseal it.
Is it OK to seal over old sealant?
No. New silicone will not bond to old silicone, and anything trapped underneath, including mould and water, stays there. It all has to come out first.
Is it worth trying it myself?
Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. If it does not work out, we can redo it.
What does external mastic cost?
Size, access and the old material all affect the cost. Ask us for a quote.
Is there a guarantee?
Yes, always. Each job is guaranteed for twelve months, large or small.
DIY versus a professional finish
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.
Why deal with it now?
Sealing over the top of old mastic doesn’t hold for long. New sealant does not bond well to old, weathered sealant, so we always take the old sealant out. In an older home around Longmorn, damp from a failed joint can get into timber and plaster.
We don’t show prices on the website, because the cost depends so much on the job itself. Call for a quick quote and we will talk you through it.

What we are called out for in Longmorn
The wrong product in a moving joint is a classic cause. A stiff, general-purpose sealant can’t cope with a joint that moves a lot, and it tears off the sides.
Keep an eye out for these signs:
- Weathered mastic that no longer stretches
- Movement joints with cracked, split or missing sealant
- Damp patches traced to an open external joint
- Weeds or debris growing in open joints
If you look after a building such as Elgin High School, larger buildings have long runs of movement joint that eventually need resealing.
What to look for in a quote
- What product goes in the joint
- Who does the work, and how experienced they are
- Is the old sealant removed completely?
- What happens if the job turns out different

Water getting past a failed joint can damage the building, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance.

What we do, step by step
All our tools and materials come with us in the van, so there’s nothing for you to buy. Once we have agreed what’s being done, we protect the area and start. Most jobs take a few hours for a handful of joints, longer for a whole elevation. Around Longmorn, distance and access matter more than parking. Let us know how to find you and how to reach the joints.
- First, the joints are inspected and the access agreed.
- We cut out the old mastic and rake out anything in the joint.
- Joint faces are cleaned back and primed if the sealant needs it.
- Backing rod sized to the joint goes in to set the depth.
- The exterior sealant is applied, tooled and checked along its length.
How to prepare
- Try not to wet indoor joints just before the visit
- Keep pets and children clear of the area while we work
- Let us know about earlier repairs to the joints

Surface by surface
Copings and trims
Metal and stone copings both move with temperature, so the joints need a sealant that stays flexible year round.
Concrete and blockwork
Concrete and block walls shrink as they dry and move with temperature. Their movement joints are sealed over backing rod with a flexible sealant.
