About our window mastic in Longmorn
The new joint does not have to be white. White, brown, anthracite grey, black and clear sealants are all available, so the bead blends with the window rather than framing it. Common call-outs are for rushed sealant from a window installation and mastic that’s falling out in pieces, on patio & French doors, aluminium frames and composite doors.
Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Wind-driven rain finds any gap around a frame or sill, so the mastic there works hard.
You are covered for a year from the day we finish. If anything isn’t right with it, email us at info@mrmastic.co.uk.

How it works
Every visit runs the same way: we look at the joints together, mask and protect the surrounding surfaces, do the work and clear up. It usually takes a few hours for a handful of frames, longer for a whole house. Around Longmorn, distance and access matter more than parking. Let us know how to find you and how to reach the joints, and the visit is planned around that.
- First, we go round the frames with you and agree the list.
- The old mastic is cut out and scraped back to clean surfaces.
- Where the gap is deep, backing rod goes in first.
- The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
- Every joint is tooled smooth and checked before we leave.
Before we arrive
- For business premises, tell us about site rules or sign-in
- Clear items away from the joints we’re working on
- Plan for the work area to be out of bounds to pets and children

Advice
Can I do it myself?
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

What sealant work can’t fix
Before you book, it’s worth knowing the limits too:
- A failed sealed unit that has misted up
- Faulty window hardware
- Worn gaskets, brush seals or a door that has dropped
If in doubt, email us at info@mrmastic.co.uk and we will say what we think before booking.

Do you need window mastic in Longmorn?
A lot of older mastic was never designed to stay flexible. Once it has hardened, the frame’s movement tears it from the wall, leaving a hairline gap down one side.
If you can see any of these, it’s time to have the joints looked at:
- Cracked internal joints between frame and plaster
- Leaking joints at the ends of sills
- Cold air getting in at the frame edge
- White mastic on grey or black frames
Letting a property close to Elgin station? Then sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.
Comparing quotes
- What happens if they find a problem under the old sealant
- When the joint can take water or movement
- What insurance they hold
- How the joint is cleaned and prepared
Keeping the joints in good condition
After the cure time, these simple habits help:
- Repaint timber before it’s bare
- Avoid harsh chemicals near the mastic
- Wash the frames with mild soapy water
- Keep drainage slots and sill grooves clear
On timber frames, keep the paintwork in good order, because bare, wet timber moves more and pulls at the joint. Paint up to the joint, not over the silicone.
Water gets in quietly when mastic fails. You might not see it until plaster blows or a damp patch appears inside. Early resealing stops it reaching that point.
How we quote for window mastic
For a quick quote, just ask. The main things that affect it are:
- Whether old sealant or filler has to be cut out
- Mould in or behind the old joints
- Whether the work is at height
- How many areas need sealing
Leaving a failed joint normally makes the job bigger, not smaller, as water and mould keep getting in. If you’re not sure whether it needs doing, drop us a line at info@mrmastic.co.uk and we’ll give you an honest view and a quote.
Asking for a quote
A few details help us give you an accurate quote. When you ask for a quote, tell us:
- Any previous sealing or DIY work
- Roughly how big the job is
- Pictures of the joints, sent by email
- What the problem is, such as mould, gaps, leaks or cracking
Call for a quick quote, or send an email if you’d rather. Describe what needs sealing and we will talk you through the work and give you a clear price.
What window mastic looks like in Longmorn
Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Sash and case windows are common in older Scottish homes, often pointed into the wall with traditional sand mastic.
Schools such as Elgin High School are buildings too, and its window and door frames need their mastic kept sound, just like a home’s.
