- Floor grout that has worn and darkened
What affects the cost of regrouting
Your quote is based on your job. We look at:
- Access and height
- How many rooms, windows or areas are involved
- The size of the job
- Any working-time requirements on site
Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all play a part, and we will explain the quote if you ask.
Helping us quote
Before you ask for a quote, have a think about:
- Whether it has been sealed before
- What the problem is, such as mould, gaps, leaks or cracking
- If it’s domestic, commercial or a hotel
- Pictures of the joints, sent by email
A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and add photos by email if you can.
Regrouting in Longmorn
Stained, crumbling or cracked grout can make a sound bathroom look tired. With regrouting, the tiles stay and only the grout is renewed, so nothing is ripped out. We’re often asked to deal with floor grout that won’t come clean and good tiles let down by tired grout, on kitchen splashbacks, bathroom wall tiles and bathroom floors.
In and around a place like Longmorn, homes range from older stone-built properties to newer houses. Where a building moves, cracked grout and split sealant are generally the first signs.

Different surfaces, different methods
Bathroom floors
New floor grout makes a big difference to how a bathroom looks. The edges where floor meets wall or bath get silicone.
Kitchen splashbacks
The grout by the hob and sink takes most of the mess. We regroute and reseal the worktop joint.
What regrouting looks like in Longmorn
Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out. In Scotland, private landlords have to meet the Repairing Standard, which covers keeping fixtures and fittings in a reasonable state of repair. Failed sealant around a bath or shower is worth sorting between tenancies.
For landlords with property near Elgin station, a regrout while the flat is empty is quicker than working around a tenant. For site and facilities teams at buildings such as Elgin High School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

When it isn’t the sealant
Honest advice matters more to us than a booking, so here’s what sealant can’t fix:
- A leaking shower valve or waste
- Damaged tiles that need replacing
- A structure that flexes behind the tiles
If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think before you book.

The process
When we get to you, we check the joints match what you told us. If anything is different, we explain it before carrying on. After that, the work takes anything from a few hours to a full day, depending on the area. In smaller Scottish places, parking is normally less of an issue than access and distance. Tell us how to find the property and how to reach the work.
- First we agree what’s being done and flag any loose tiles.
- We remove the old grout carefully.
- The joints are cleaned out and vacuumed.
- The new grout goes in, then the tile faces are cleaned.
- Internal corners and edges are resealed.
Getting ready for the visit
- Clear items away from the joints we’re working on
- Let us know about earlier repairs to the joints
- Mention any tricky access

Should I try it myself first?
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
Why act early in Longmorn
Cracked grout lets water behind the tiles. Left alone, that water can loosen tiles or damage the wall, which turns a regrout into a retile. Sorting it early keeps the job simple. Exposed walls in smaller Scottish places take a lot of wind and rain, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.
There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please email us at info@mrmastic.co.uk.

Questions from Longmorn
Do you work for landlords with property near Elgin station?
Yes, rental work is part of what we do. You can drop us a line at info@mrmastic.co.uk with the address and a few details, and we’ll give you a fixed price before any work starts.
Will you come out to Longmorn?
Yes, smaller places are covered as well as towns. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Do you remove the old sealant?
Yes, always, and completely. New sealant won’t bond properly to old, so any old material comes out before anything new goes in.
What goes in the corners, grout or silicone?
Flexible sealant. Grout belongs between the tiles, while corners and edges need a joint that can move.
Is regrouting a chance to pick a new grout colour?
Yes, plenty of people choose to. A darker grout hides marks better and lighter grout gives a fresher look.
What sealant do you use?
Quality sealants from brands including Arbo and Everbuild, picked for each joint. We will tell you what we’re using and why.
How much does regrouting cost in Longmorn?
The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote.
Is it worth trying it myself?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.
