Regrouting near Fochabers

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.

Regrouting in Fochabers

We work across Fochabers, regrouting bathrooms, showers and kitchens. The old grout is raked out, the joints cleaned and new grout laid, and we finish by resealing the edges. Typical jobs include splashback grout that has darkened and corners filled with grout instead of silicone, across kitchen splashbacks, wet rooms and shower walls.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses. Where a building moves, cracked grout and split sealant are generally the first signs.

We guarantee the work for a year. If something isn’t right with it in that time, tell us and we’ll put it right.

What happens on the day

Most of a good job is in the preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. In total, it usually takes a few hours, or longer for a fully tiled room. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. First we agree what’s being done and flag any loose tiles.
  2. We remove the old grout carefully.
  3. Dust is cleared from every joint.
  4. We grout the joints and wipe the tiles clean.
  5. Internal corners and edges are resealed.

How to prepare

  • Clear items away from the joints we’re working on
  • Let us know about earlier repairs to the joints
  • On commercial sites, let us know about site rules

Advice

What regrouting looks like in Fochabers

Scotland’s water is generally soft, so sealant and grout see less limescale than in much of England. But mould still grows into sealant and grout in a room that doesn’t dry out. Private landlords in Scotland must be registered and meet the Repairing Standard, which includes keeping fixtures and fittings in reasonable repair. Failed sealant around a bath or shower is worth sorting between tenancies.

In the older streets around St. Mary's Fochabers, timber floors under older bathrooms flex, so joints need a sealant that moves with them. If you look after a building such as Milne's High School, washroom and kitchen sealant there needs the same care as at home, and schools and businesses are part of our work as well as homes.

Different surfaces, different methods

Wet rooms

Regrouting a wet room helps keep water on the surface of the tiles. It cannot fix waterproofing below the tiles.

Corners and edges

The joint between tiles and a bath, tray or worktop gets silicone. Grout there would crack.

Why act early in Fochabers

With regrouting, your tiles stay where they are. Retiling is a much bigger job: stripping, making good, new tiles and new grout, and the room is out of use for longer. When the tiles are fine, it’s the sensible first step. Exposed walls in smaller Scottish places take a lot of wind and rain, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

What affects the quote in Fochabers

There’s no set price list, because jobs vary so much. The quote depends on:

  • Whether there’s mould to deal with
  • The old material and how stubborn it is
  • How many rooms, windows or areas are involved
  • The product the joint needs

The cost depends on the size of the job, how much old material has to come out and how easy the joints are to reach. We give a clear quote before we start.

Helping us quote

A few details help us give you an accurate quote. When you ask for a quote, tell us:

  • If it’s domestic, commercial or a hotel
  • How we’d reach the joints
  • Where the property is
  • What the problem is, such as mould, gaps, leaks or cracking

Your questions about regrouting in Fochabers

Is there a guarantee on regrouting in Fochabers?

All our work, in Fochabers and everywhere else, comes with a 12-month guarantee. We are also fully insured and ARBOMaster approved.

Is Fochabers in your area for regrouting?

Yes. Our work covers the whole of Scotland, and Fochabers is part of that. Just send an email to info@mrmastic.co.uk with a few details of the job, and we will send you a clear quote.

What should I tell you?

The location, the problem and the rough size of the job. Photos by email help too.

Do you work for landlords and businesses?

Yes. We work for homeowners, landlords, letting agents, businesses and hotels across Moray.

Are you an approved applicator?

Yes. We’re an ARBOMaster approved applicator, which is run for the Arbo sealant brand.

Can you work on commercial sites?

Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. We can talk about working times when we quote.

Can new sealant go over the old?

No, it won’t last. It can look neat for a few weeks, but the new bead soon lifts. The old sealant has to come out completely.

Is there any odour?

Some sealants have a smell while they cure, but it fades. Opening a window helps.

What we can’t put right

  • Tiles that are loose or hollow behind
  • Movement in a stud wall or floor
  • Damaged tiles that need replacing

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer.

Keeping the joints in good condition

How long the joints last depends on use and care. We suggest:

  • Check the corner silicone every few months
  • Don’t ignore a tile that feels loose
  • Run the extractor fan during and after a shower
  • Don’t use strong acidic cleaners on grout

Clean the grout with a mild bathroom cleaner and a soft brush. Avoid neat bleach and strong acid descalers, as they can break grout down.

If grout in the shower is washing out, act soon. Each shower drives water into the open joints and it can end up in the wall or the ceiling below.
